Soho can be a space to stay and not necessary to be office. Look at F&N soho, Empire soho all for stay but not office.

Yes, if you buy for own stay definately buying a larger unit of condo which is most suitable for family. If you buy for investment, you always look for a smaller unit which can rent out easier.

Bangsar Trade Centre is a problem, good to hear that you pulled out. I know about this since beginning last year, intially is hotel then become soho...i do not trust this project.

Are you staying near or at old klang road? Normally investment will look at area still with space to be developed namely old klang road, setia alam, bukit jalil and ara damansara. These area have at least 10 more yrs to go on for new development. The infrastructure also also not bad. Scott garden or scott soho..this is the first of this type of project at old klang road. Next to Scott and opposite scott has plenty of space to be developed. The distance to Midvalley only about 5 mins drive. Why Sunway city is so popular? Why Damansara / Bandar Utama/ Mutiara Damansara so popupar...reason is there has plenty of space to be developed previously. All among those area have offices, retails, houses, condos, medical centre, shopping malls , infrastructure, hotel and etc. Look at old klang road...this area going to be the same. Scott garden advantage is that it is on the road side and very convenient for those work there or stay there to travel in and out. Midvalley has cititel, garden hotel, boulevard hotel which these hotel always fully booked. At old klang road, there are few budget hotels coming up. If we can convert scott soho into guess house or budget hotel....what do you think of...Personally i believe scott garden / soho will be a good investment.

About other soho, i have no comment, which all depends on location and initial investment cost which will lead to ROI.

Opposite scott will be mixed development. Most likely Rm700 psf. The shops at scott, most of it big guns are negotiating and coming in soon. Chatime will be above OT. Karaoke will be above wong kok and a lot more.

100 yrs something cafe food not bad. The swensson bread also not bad. OT almost full everyday.

A lot bought the soho for their own office or own stay. I agreed there will be some competition there. But look at Mont Kiara, full of condos, those small units still able to fetch a good rental.

CIMB bank will definately be there, above the OT next to Chatime. One more bank will be there too, i forgot what bank is that.

Mont Kiara was an estate long time ago. I am from OKR and I am staying at Taman Desa. I am not goreng kaki. How you know no expat will stay here? Is that only for expat market?

Yes, this is one of the purpose. Scott soho will reach 550k. As opposite land going to have development selling 700psf. The fitness centre is in talk with scott to get the shop lot facing the main road but didn't work out as the shoplots rented out. I am not sure whether they will get the shoplots facing the garden or not. I hope there will be fitness centre there as well.
