Yeah... hello everyone.. I bought a unit there.. i love the design so much..
area is a bit deep but i dont mind as long as the security is good and furthermore i prefer quiet place with a lot of green surrounding and fresh air too...with the bungalow unit surrounding ... and a lot of green ..it has a resort feeling..feel like B.Jalil Golf Resort...cant wait it till completed...

Pros:
1. 2X2 Tiles
2. High Ceiling on Ground & First Floor (Looks grand)
3. Laminated Floors (more expensive)
4. Car Porch with tiles
5. Store room also has tiles! (unexpected)
Cons:
1. Location is deep in (If you dont have Car, pls dont buy here)
2. Feel hot (not windy as Cheras Vista)
3. Car Porch is rather short if you ask me.
4. Too many windows on master bedroom, after install grill, i reckon it will looks nice.

I got it at 480k.. someone loan not approved so I got the unit! Lucky lucky.. as what I saw last Sun.. only 3 corners units.. one of it is showroom..
the rest all tagged already.. I heard from SA got 3 units cannot get loan approved and released and was immediately booked by other buyers..
Purplecane ..I dont like house with a lot of grill.. doesnt look nice.. feel like in the jail..
you booked a unit?

Brian u booked a unit there? Corner unit is very nice smile.gif .. but very pricey too...480 + 80 = 560k for corner? i heard is around >600k.. which block corner unit u referring to? i think if u can afford and like the scenery there.. i think it will be good place for family laugh.gif .. even the brochure is advertising their corner unit.. nod.gif
what is the price for corner unit now for vista cheras 3? I think you can benchmark with it.

I hope DB will be better than VC3.. and Pujangga will invest more on the landscape as what they mentioned in their brochure "lush green surroundings with tropical landscape".
Do you think I can sue the developer if they never plant any trees inside the compound? hmm.gif

actually it is not crazy .. this price elevation is due to momentum of market force.. when the demand is always there and high.. the market will always favour to the supplu side...eventually taking advantage on the price setting . i think the ppl needed to be blamed is those buyers and investors mad.gif they buy at any price that set by the developer making the supply is always not enuf...pushing the price to sky high and now property is becoming the developer market...
look at everywhere now ..is the same...for them if you dont buy they can always get other buyer who willing to pay this price.. unless we all united flex.gif to stop buying property then market will change to the other way.. hmm.gif which i think it is difficult.. so governent must do something to stop this BBB mode and speculation.. or else in near future our children wont afford to buy anymore property like what happened in other countries like Japan, HK and NY.. shakehead.gif dont want to talk about it... i better go for jogging now..later cool.gif

perhaps later the developer can offer upgrade package for security system hopefully the developer is listening to us now and understand what the tenants want for their home....
maybe we need to request to the developer about this...

It depends on the resident committee, the guards are free for 1 yr, subsequent to tht, the residents themselves will decide on wht they want..however, its better to request the developer to prepare those infrastructure to enable easy implementation..the price can easily hit 550k when complete if 1,2,3 are there...

any gentlemen out here unsure.gif who had purchased a unit at DB to suggest or request officially by letter to Pujangga to prepare it? I am lady mar.. this kind of thing must leave to the macho guys out there right.. icon_question.gif tongue.gif

i got approved with blr-1.9 with MRTA and lock in 3 years...
but then when i asked what about -2.1 the officer said that only when come with 5 years lock in..
then few days later the officer informed that appealed got approved with -2.05 w 3 years lock in
but then when i requested to take out mrta then the officer replied without mrta the rate will go back to -1.9 lock in 5 years...
i was like mad.gif .. wth.. already told them i dont need mrta from the beginning but the officer said just put in first then later can take out
now when i requested to take out ..give me full of crap... vmad.gif
now going for ocbc and other non panel banks...

ohhh...so how long more that the developer will request for first release of payment? i am afraid my loan not in time.... cry.gif

Hi all.. shall we talk about the house layout?

Do you all think that behind the kitchen got too many doors? hmm.gif From the wet kitchen there is one door to the yard then another door to the garden...

2ndly.. i am wondering where is the maid going to sleep? the downstairs guest room is too big for a maid dont u all think so??

too bad that in front of the porch cannot have garden... i love garden a lot wub.gif and i love the garden behind the kitchen... it is so cool that the guess room can access the garden straight away.... but there is another thing concern me... it create another opening for burglary and i need to install another set of grill sweat.gif

well well the thing i like most about the house is.. all room comes with own attached bathroom and ofcoz the garden behind the house... rclxms.gif

i hope all neighbors will not do extension on rear side so all houses also can see green behind at back lane and it would be very nice and maybe we can hang out at the back lane and gossip icon_idea.gif hahaha unlike some linked house where front is nice but back lane is just so dodgy and dirty where some houses extended to the max and spoil the design intent....

actually now i am starting to feel curious how is going to look like at our back lane and what developer is going to do to match the back lane of the house to the theme of tropical santuary hmm.gif

maybe i started to think too much..better go to sleep now... doh.gif

I like the master room windows too..very big...but again means more curtain, grille, and more hot during sun set or rise..

Wow bsl5 more than half a mil...lol i m wondering this price include everything as per shown by the showhouse...
My opinion if talking about location db n bsl5 more or less the same..in the end still use the road in front of the golf club to access to the main road. For db.there is not much renovation needed since the current design n layout is very optimum. Besides that db is very small exclusive n low dense community where only has 75 units. Not sure abt bsl5 how many units in total...but i heard more than 100...n it is .6 mil...bsl5 really setting another new benchmark for new n future property in sg.long...anyone here already received 1st progress payment from developer?

I think the current price should be around 650k as what is being asked by the agent now.
DB seems really a gem n value buy rclxms.gif looking as what is being discussed in another thread talking about potential of sg.long

The school is near to DB if I am not mistaken. With the new school n new access...

As for the progress this developer is very fast....
it think can VP earlier than as per schedule
