I recently purchased my first home (apartment) that is still under master-title via sub sale.

The bank has given full disbursement and I have taken possession of my home. But I can't really decipher what else needs to be done or is not yet done to ensure clean handover. My lawyer is quite hopeless and unhelpful.

So here I am to consult the legal experts.

1) Is there a need for the developers to transfer the property to my name at their end? How do I go about doing it? Who is supposed to do it? How can I be certain that it's complete?

2) Are there any documents I need to receive from the bank? Lawyer? So far, I only have a copy of the SPA between me and the vendor, as well as a copy of the SPA the vendor and the developer. Am I supposed to get the original copy?

3) What are the documents being held by my bank?

To that end, it'd be great if there was a flowchart/diagram that explains the entire process of a property transaction, covering everything from booking, transfer, stamping, adjudication, and redemption & settlement, perfection of charge etc. Right now, all material is quite piecemeal and it's a little hard for someone like me to string it all together. sad.gif

Any layman friendly source?
