Financial Legal fees & SPA fees, are these charges reasonable??

Hi all,

I'm purchasing a double story corner house in Ipoh. It's a new house and it's now still under construction. Date of completion expected in 2 years. It has a promotion that mentions "Free SPA Legal Fees". The information for this purchase are as below:

Property price : Rm 373,320
MoF : 80%
Loan amount : RM 306,490 (including MRTA premium)

Professional charges quoted by the lawyer firm (SPA):
1) Land Search : RM 80
2) Stamping - SPA : RM 40
3) Registration Memorandum of Transfer : RM 570
4) Stamp Duty on Transfer : RM 6470
5) Miscellanoues, Travelling, photocopy, courier, postage : RM 100

Professional charges quoted by the lawyer firm (Loan):
1) Facility Agreement : RM 1816.80
2) 1st Party Charge : RM 200
5% Government Tax : RM 100.84

1) Stamping of Charge : RM 40
2) Stamping and stamp duty for Facility Agreement : RM 1565
3) Stamping of Statutory Declaration : RM 20
4) Land Office Noting fee and registration fee on Charge : RM 110
5) Bankruptcy search : RM 12
6) Land Search : RM 80
7) Affirmation fee on Statutory Declaration : RM 10
8 )Stamping Letter of Offer : RM 10
9) Purchase documents from bank : RM 150
10) Miscellaneoues : RM 50
11) Travelling land office,stamp office,phone calls, fax : RM 50

Please advise if these charges are reasonable. Furthermore, since I'm buying a new house under construction, are all these items applicable?

the SPA already bear by the developer so tat one can ignore. MOT will be standard rate charge by government so can ignore too.

300k + loan..that would be nearly to my loan......

so all togather for lawyers fee around RM7k?

is it true that leashold papers/ legal fees are higher than freehold? (my morgage agent) told me so....hmmm

Hmmmm... based on my calculation, your lawyer has already given you a 30% rebate on your Loan Agreement Facilities agreement. Looks reasonable to me.
