i need assistance. the subsale property i'd purchased comes with grilles. unfortunately the grilles deisgn and layout is not to my liking. i need to take away some, modify some and add new ones. so overall, it should be more on labour intensive thingy rather than material intensive. who would be interested to undertake such job?
any contact to recommend?

PS: rectification mainly due to removal of existing timber window frames to be replaced with aluminium windows. therefore size of grille needs to be modified.

Modify, not many will do cause is labor intensive. I got a friend asking many to mod come of the grill, but no one want to do it. End up i think he rent welding machine and do it himself.

If you are trying to reuse the grilles previously for window frames onto new aluminum windows, there is bound to be problems with the dimensions. Modifications are more labour intensive compared to totally new ones.
End of the day, if the modified grilles does not fit nicely onto the new window frame, who will be responsible? The grille make will not want to take responsibility and the owner will not accept.
Don't think there is any grill maker will take up such risk.
Most likely, they will propose that you make new ones.
They will take the exact measurements after the windows have been plastered.

my existing grille is 'connected' to the timber frame of the windows.
in theory, once i remove the grilles followed by the timber frames and windows, the aluminium contractor will install the outer frame. the outer frame should be somewhat smaller or even pre-agreed sizing. the contractor shall install the outer frame and let the masonry contractor do the touching up. this is to get even/straight levels and better finishing since outer frame will serve as a guide with proper leveling for the masonry contractor. and subsequently, the inner frame goes in and voila, windows exchange completed.
and lastly grilles to be reinstalled back to the original position but should now be hinged or connected to the masonry area. if dimensions goes wrong, can weld a 'ear' to the grille for hinging onto the wall surface as well. it's not difficult but needs some effort and coordination. but somehow senses contractors would not be so generous to offer their extra effort to do so for me.
my biggest concern rather would be whether the making good or touching up to the removed timber frames would be make good using proper material such as grout rather than plaster to prevent shrinkage and cracks appearing after the installation of the windows. and whether there's sufficient strength in the making good to 'receive' the grilles after.

If at the end of the day, after (accurate smile.gif ) plastering around the windows frame and you find that there is still some gap between the plastered edges and your existing grille, you could opt to either add a flat bar around the edge of the grille to hide the gaps (that's what I did for mine) OR you could fix some trimmings/ Architrave (timber, etc)around the grille frame.

No way the RM1,690 would include the auto gate system biggrin.gif
The auto gate system itself already cost more than 1k, depending the model you are installing tongue.gif

I am a happy customer of Three Kim too. I wouldn't say they are the cheapest, as I had cheaper quotes. No doubt, their workmanship is good and there are many vendors with good workmanship too. But what I like most about Three Kim, the thing that sets them apart of others is their service. Both Ivy and Kenment are down to earth, prompt, efficient and honest in their business dealings.

Eg: I've ordered a wrought iron gate with hot dip galvanised and powder coated. During the installation, Ivy noticed that the gate is mild steel gate instead of wrought iron. She called me immediately, apologised for the mistake, and asked me if I can accept the mild steel gate. If I can, then she will reissue an invoice based on the mild steel price. If not, she has to re-do the whole gate.

To me, both wrought iron and mild gate look so alike and I couldn't tell the difference. But due to Ivy's honesty, a good relationship is established, I don't mind to accept the error made.

After installation, their services did not end there. I have called them twice to touch up on minor detects and they came to touch up without hesitations. This type of service is priceless!

Many LYN members wrote in to vouch for Three Kim because we appreciate their service and effort, an SME like that deserves to be recognised for being a good vendor. Other LYN members can use Three Kim as a benchmark when getting quotations. Don't settle for anything less!
