Investment Mahkota Cheras | Sg Long Property Appreciation, Time To Invest or Time To Sell

Hi All
Would appreciate some opinion on investing in Mahkota Cheras. There are new developments in the area mostly for 2 storey link houses that will start at 450k onwards.
Do you think based on the current situation:

a) Jusco Opening in April 2010
b) Large demographic of Chinese Residents

Will the property appreciation will continue?

How about developments in Sg Long, it takes just 5 minutes to cross over to Mahkota Cheras area, would these areas benefit as well?

Anyone has experience buying a 400k-500k house for investment, how long does it take before we can sell? In Mahkota Cheras some of the new development has gone up by 100k-150k within 1 year or less of completion.

Hi,
There's generally an observation of property bubble going on in Malaysia at the moment.
You may want to be careful with the appreciation value of properties.
At the end of the day, regardless of how much a property is said to be valued, it depends on whether the bank that gives out loans valuates the property the same. Unless the buyer is willing to fork out cash to purchase the property; but doubt that is the case as property buyer for homes below 500K would mostly be middle level income earners and would take out bank loans to purchase a property.
But being a landed property with freehold title may put the asset at a better footing compared to others, I reckon.

My 2 cents.
