1. Yes I ll buy a -ve cash flow prop. In fact just gotten a subsale last yr with -ve of 10%. I bot bcos I like it. And I ll keep for very long b4 I decide whether to sell. Btw I usually take up MOF 80%.

2. Yes, not onli old shop. In fact I did buy a factory which aged 30yrs but it gav me +ve cash flow and appreciated 3x the ori price. Still keeping it and now tenanted to 1 of the biggest xxxxx supplier which has connection to AK.

3. Yes. Most of the time I ll spare half the loan amount in a tin milo. So my waiting time is not a big concern. And shaftsbury waited 14 mths b4 signing off TA. With free rental of 2 mths and a mth agent fee, all together 17 mths.

4. No. Not at all. LH props has gd choices too. Refer to No. 1, the prop bot is LH.

5. Usually at 20-25yrs at BLR-2.2. My latest signed LO is 30 yrs at BLR-2.4. The Prop I bot last yr gotten 20 yrs at BLR-2.45.

6. Dare not advise. Just sharing. Buy within ur capability. Buy props tat onli fit into ur desired portfolio. Dun follow ur daddy mommy sisters brothers frens or any guru or agents. Just buy wat u think its rite. Of cos do some survey la. Kenot hit blindly. Otherwise vely jailat if really got stuck.

U should try commi if u r really interested. Dun listen to me onli. As I said, I blow water nia. Go drive around and monitor places u r targeting. Observe the biz activities b4 deciding. No need to b hurry in making decision. However, when u find 1, with the gd pricing, and u think its the rite 1, then no need to wait. Life is short. U ll nvr fail urself if u plan well.
