Hey guys,
What do you think of buying properties in Putra Perdana, Amanputra or Nusaputra.
Which one is the best?
Honestly i dun wanna buy Talam's properties so Putra Perdana is out of my list.
Nusaputra got problem with their phase 1 houses, cracks is everywhere, and the price is expensive also.
So what left is Amanputra.
There is Amanputra link house project 2 1/2 stories under construction right now, Im thinking of buying.
But its a leased hold, built up is 2399 and land area 2889, end lot (not corner lot).
The price is rm4++K.
Looks like the putrajaya interchange almost done.
It gonna takes 5 minutes to cyberjaya.
Is this a good investment? Its a leased hold.

the developers of Amanputra, Nusaputra and Putra Perdana are still debating who would fork out the connecting link to the MEX.

Yep, only the connecting road(less than 500 metres) to MEX is still untarred, the rest completed already.
So what do u think about this property as an investment?

Nusaputra vs Amanputra, which one has better prospect or good for investment? Both is leased hold. In fact the whole residential area in Putra Perdana is leased hold.

The interchange road can be use already now. From Putra Perdana to Cyberjaya only takes about 5 minutes. No jam, no tol. I already bought the Amanputra Phase3A2 unit at rm400++K. I think im gonna use it for own stay. All units have been sold.

nusaputra - G&G, expensive but built on swampy ground. hence, all the structural issues u read about.

amanputra - only guarded. better land but not sure if ex mining. RM4++K IMO slightly on high side for location plus leasehold.

Putraperdana - Talam, really crap quality

IMO, amanputra would be the best but only the currently under construction ones. earlier ones on small side.

the currently constructing ones were selling at RM280K for 22 x 75 int. and corner with big land was 400K ++ (cant remember exact) coz the cornet with ID was 500K++ which wife commented better to take smd.

yes it will be very convenient for cyber but 400K++ quite a bit mark up. Is it the new one or existing and int. or corner. go do bank valuation alredi?

Good choice. land size and built up with that price tag is reasonable in that area now, Nusa is a bit marked up and Talam is never a developer for me

As per the MSC masterplan, CYBERJAYA comprises of 2 main zones:
1) FLAGSHIP ZONE
2) SATELLITE ZONE

The SATELLITE ZONE comprises of:
1) Selangor Cyber Valley,
2) Bandar Nusaputra,
3) Pulau Meranti/Sierra,
4) Putra Perdana/Amanputra, and
5) North Dengkil.

And reckon it is a matter of timing before the municipality (MPSp) reclassifies the five areas under satellite zone as Cyberjaya.
