About Atrium, has anyone received any news about the renewal tenancy for DHL and Danzasmal Domestic Logistics Services ? Their near 10 year tenancy is expiring within these few months and almost 75% of Atrium tenancies are expiring by next year. It shouldn't take that long to decide to stay or to move....

Thinking I am going to call the tenant tomorrow for tips.

Just to stir the water about Atrium, called DHL Shah Alam this morning and have a chat with a staff there, seems they have not heard about the possibility about their relocation. On the other hand nowhere could reach Danzasmal.

Upon delivering the dividend to shareholders. The cheque you receive is already tax deducted.

Yes, 10% off from dividend. Comparing to previously 15%, the witholding tax is reducing. Our local has been asking government to drop the tax to bring REITs more lively.

90% is true. The yielding is low due to the IPO price is bit higher, I wish the market would make adjustment itself.

I guess there is a way that Mcdonald's listing in REITs, provided all properties run as Mcd belong to Golden Arches. Then they may list it like KPJ. Can anyone confirm the vendors of those properties ? I know KFC is renting shops for business, but Mcd I haven't heard.

This is true, I read an article about Mcd business module. Don't know whether local practise the same way.

For Tower Reits, worth to mention is that they have already secured new tenants and sustain 90% occupancy rate after 2 long term anchor tenants vacancy in Menara HLA. However they are under rental adjustment pressure. I can't see there will be significant growth in short period.

My opinion to CMMT, it is now a bit higher comparing to others. For the price RM1.040, I assume the yield is only 6.9%. Where others are about more than 7%.

I would consider margin if I have to, I guess REITs is not so volatile. Heard bro darkknight81 has some margin in YTLPower.

Leave little in FD for emergency fund. Other than that I agree you in REIT's if you look for accumulating passive income rather than bit risky capital gain type.

If I am not mistaken, SunwayReit plans to distribute dividend in every quaters. Then shall be 1.51 cents x 4 = 6.04 cents annually.

Not bad for those bought from IPO @ 6.7% return. Even boleh tahan for today closed price @ 6% return.

What you say ?

I don't think REITs still give 8% return if buying at this moment, since the share price already appreaciate so much comparing to 08'or 09', if there is then it might be AMFirst. But I don't like it because it is like Alaqar, inter-related business module. In this case rental or profit is very easy to be manipulated.

I might be wrong, but just try to avoid it. smile.gif

Interesting...Thanks yok70 and cherroy to enlighten me. I only hold TowerReit and CMMT at the moment. Sorry I do not follow others closely. Interesting to learn 7%~8% return still achieveable.

I have strong confidence on CMMT management, maybe the yield may not be as good as others now. But It has very much potential to increase the rental as their properties are located on very strategic location. Almost 100% occupancy rate.

Yes. Payment date 25/2/2011, RM34 per 1000 units share.
The announcement already moved to Historical.

Beware of office lots over supply issue. Office buildings facing heavy competetion among old and new supply. Expect rental reduction in near future or higher empty rate.

If I were you I would dispose all Tower REITs share, which actually I did 6 months ago. Due to the reason of declining demand of office lots since there are more newer buildings are coming up.

Therefore the future is known for limited growth to expect. Just my 2 cents.

Wrong, value investors step in for what ? Value ? Deteriorating value ?

Is time to run Office Related REITs while you still have reasonable or good yield. Don wait until the announcement about tenants vacancy or rental reduction.

People who invest in them (So is CMMT) expect higher yield will be generated in near future. So they do not mind paying higher for now to acquire them. Like CMMT recently absorb another mall ECM. Basically they buy for the future yield.
