New here, why ARREIT keep on going down? But Maybank TP is 1.14? Are they having some problem, or it is the trend of REIT, price will go down after received dividend?

You can just go and check the historical price of REITs during 2008 crisis. The answer is YES, hit a lot!  sweat.gif
However, small small market bumping won't affect REITs much. You may check last year's bumping, and also current bumping.  biggrin.gif

But I found out that even financial crisis, the Companies still provide dividend. So, even it goes down, dividend is calculate base on unit of shares we hold meaning we still get almost the same amount of $$ back. Just dont sell it to incurred capital loss, am I correct?

I'm new, but logic thinking if I'm the director for SUNREIT, I cant just give high dividend at the 1st year after IPO.
if after giving a high dividend then cannot sustain, lowering it later will lead to a bad impression for the company.
I'm not sure but its my logic from normal studies...

But it got big potential since it is the BIGGEST REIT in bolehland

Tsunami happens tomorrow we still continue working, offices continue to run, rental continue to lease, owner continue to receive money. Even company bankrupt solicitors still need office to solve the hassle.

Long live REIT!

Feng shui chart in 2008/2009 was not accurate at all!!! Still wanna follow ka?  sweat.gif

But earlier this year is quite accurate...so believe no harm...as long as dun get burn..but hardly for REIT to get burn.

Even if get burn just wait to collect dividend to cover back paper losses...

If earlier didnt join in the boat, wait for another one...Keep your precious cash to join a new boat. 5 to 6% is yet to consider high return. Aim for 7 to 8% annually and diversify to different industries REITs.

Huat together!!!

QUOTE(Bonescythe @ Jun 2 2011, 01:18 PM)
Projected 1 year Total dividend from 4 quarters or 2 half yearly dividend, divide by the share price.

Example for SunReit.

Assume each quarter paying out around 1.7 cent dividend, 1 year we can get 6.8 cents / share.

Assuming the share price is at rm1.07

So yield will be 0.068/1.07 x 100% = 6.3% (Better than FDs definitely)

REITs are purely for dividend play.. Is for people who have long long holding power, and can hold long long long.
*
6.3% for Reits is consider an average or lower dividend yield. If we putting the over-supply of office beside, other REIT counters might get even more returns.

I wonder why Jeffrey Cheah gives so low dividend, provided they are the biggest player in the market.
