whistling.gif Take for example Maybank price 8.55 , NAV is 3.90, Genting 11.16 NAV 3.76, Public Bank price is 12.98 NAV is 3.19 , etc, etc...just to name a few.
hmm.gif All these shares you don't buy too just because their price is higher than their NAV? Brother MNet, your reasoning doesn't hold any water or substance ........so please if you feel that it's price is higher, you didn't have to buy but please, please, don't discourage our members here from buying AL-AQAR KPJ REIT as at it's price of 1.12 it's giving a yield of 7.911%......now brother MNet, may I ask you this....which REIT pays that high yield besides AmFirst & Atrium?? brows.gif

reit that have dropped a lot doesn’t mean it is cheap. You got to do your homework. The market price tells you nothing.

To make big money from reit is not the dividends! You buy a reit with fat dividend yield and sooner or later, someone will bid up the price while pulling down the yield.

why should we pay premium as high as 5% for the reit? Its no point.

As a buyer, you want to buy it as low as possible. If you are a seller, you want to sell it as high as possible. If the NAV is RM1.06 and you pay RM1.12 to buy it, you are actually paying a premium to buy it

Let take arreit for example

total dividend for 2010 is 0.0938

Let take the 3 yrs high price which is 0.980

the dividend is 0.0938/0.98 x 100% = 9.5714%

where else http://mreit.reitdata.com/ say 7.526%
