Hi guys & gals.. i was wondering.. Do you guys consider the timing to buy REIT counters?

Eg: just like normal stocks need to look at charts to determine possibly the lowest point to enter to maximize gain.
*
AT times like this buy at NAV or below....u'll be safe...

but some fall below NAV but has recovered, so be wise at it....

ARREIT gives 4 times income distribution, Qcapita gives 2 times per year. Compounded.. the best is owned a few of them and make it every months at least 1 income from REITs.

here's a freshly brewed noob question... When they distribute dividend, normally it come in form of a cheque right? Instead of taking it into my pocket, can i have it reinvested back for more unit automatically? sweat.gif

ARREIT +2 cents! rclxms.gif

Not too sure about that. For my nominee account, I think the cheque goes to my investment bank, which is then banked in into my stock account for a small fee.

I made some money from Sunreit from capital gains and some dividend for the past 1-2years. I just sold it last week. Still wondering why Sunreit is so popular since the dividend is low compare to others. Anyone has any idea? blink.gif

People who invest in them (So is CMMT) expect higher yield will be generated in near future. So they do not mind paying higher for now to acquire them. Like CMMT recently absorb another mall ECM. Basically they buy for the future yield.

Not to burst yr bubble Bro - RM1K transaction isn't really a viable sizing due the among of brokerage & cost as a % on the $1K. Minimum economic order quantity for online using HLeB is >= $2,858 to achieve 0.42% brokerage charges.

Just sharing to help manage cost & sizing ya. It's worth the % if U think it's worth it, k tongue.gif. No right/wrong

I partly disagree on this. smile.gif
CMMT and Sunreit has more premium over their price because of its liquidity and stable outlook for mall retailers lease business.
Size and liquidity is important for some instituitional funds.
They will not consider or least consider if there is not enough liquidity of the reit as when they need a few ten million time, they can dispose easily.

Most lease is at least 1 year or above, cannot expect too much upside in the income side for near term.
New properties and acquisition may not boost yield in current situation, because properties valuation is high or escalating lately few year, nobody is going to dispose properties cheaply in order buyer to enjoy good yield.
While rental market generally cannot keep up the pace of properties valuation escalating.
