Well, I don't know much about the laws regarding this. How does the 7% discount apply in this case? Since it involves a non-muslim jointly owing the house.

i remember that all chargor of the property has to be bumiputra for the bumiputra discount.

u need to check with the developer sales team. they should know better.

Religion plays no part in ownership of property & loan application.

BUT, if u want to utilise a bumi to enjoy bumi discount, it'd depend on certain criterias.

Namely:
1) If the unit in question is a designated bumi lot?
2) Even if it's not, the land office might have something to say.

Why being a bumi equals to muslim?? I dont think most of the orang asli in sabah and sarawak are muslim,, only those malays who admit they are bumiputra that is the majority muslim in peninsula.

In this case i really wonder whether can or not. Recently i heard there was a case where one muslim and one non muslim cant purchase a same property. Hm... Not sure bout this,

This isn't a muslim equal or not equal to bumiputra debate so please cut it. Just assume the peninsula case where most malays = bumiputra = muslim.

this is a problem here in peninsula. im from sarawak and a non muslim but bumi thru and thru(our ancestors founded sarawak). but still they confuses me as malay/muslim. when i said im not malay, not muslim. "ooh so u're not bumi lah then." WTF!

Chargor is the borrower of money, right? So if the loan is borne solely by the bumiputra, then 7% discount is applicable regardless of a the race/religion of the property's joint owners? Am I understanding it correctly?

chargor is the property owner, borrower is the loan borrower.

the 7% bumiputra discount on SPA price has nothing to do with the loan.

Even if the loan is taken up by a bumiputra, if the chargor does not hold a bumiputra status i doubt the developer will provide the discount.

you can jointly property with muslim and a non-muslim but with terms and conditions:-
- if you want the bumiputra discount example 7% or 10% then the name inside agreement only can enter muslim name. If you dont want the discount then you can go ahead with the jointly property.
-you cant buy any house that is under bumi lot. Bumi lot only for muslim so you hv to choose non-bumi lot.
-if let say you're non-muslim and converted to bumi with the name "abdulah something something" you also cant have the 7% or 10%discount. The name must be original muslim only entitle for the discount and same with the bumi lot

you better consult lawyer before buying any jointly property with non-muslim. They will give you a good advice on it

Anyways to the rest, 7% discount for BUMIPUTRA is only for those who has a BUMIPUTRA status in your IC. BUMI does not equal MUSLIM. BUMI equals NATIVES.
