say my parents have properties .. i wanna inject them into a cmopanies and bro & sis to become directors / shareholders

just a idea. i am not sure are there any other vehicles to achieve it.

Basically i wish to use a company to purchase properties and portfolios and avoid spliting them to bro & sis . We all own shares ...

Is that possible ? and how would i manage the co for loans .

Its a good thought and yes it has been done before, but are your siblings alligned on the same thoughts?

As for loan, as long as you can show that company is generating income, then you can apply for loan....

to avoid tax and to concentrate all resources to grow property portfolio. By that can avoid family members to misuse them. But in practical how to realise that? do you have any idea and guidance ?

thinks there's an old thread in this forum on buying properties under company......try to look for the thread and you should be able to get the info u require.....


but honeztly think sharing with siblings is a highly complicated subject....... all it takes is one whacko n angry sibling to screw the rest.......and everyone is screwed......

You don't need contract. As long as you hold 51% of the company stake, then every resolution (buy and sell properties) needs to go through by your vote.

Bank normally prefers the directors to be guarantor for the properties as directors are easier to track down and to be deal with. Unless your company is generating income from your properties, then you can use your company to take loan for some properties.

Your company a.k.a. Sdn. Bhd. is like a person. As long as your company generates profits, I don't see why the bank do not want to give loan. The only thing that varies is the loan amount, interest and etc.
