 Condo/Apartment "Cukai Pintu" in jalan ipoh area, So steep .... why?

I bought a condo in Jalan Ipoh area (Arround batu 3 area) for investment and currently just holding it.

Last week got sealed letter (like sealed salary slip where u got to tear around it) from DBKL saying valuation something something and have to pay yearly RM8xx.

I believe this is what we usually call cukai pintu (I think! not sure though ...).

Anyone around that area or KL area in general that can chime in how much "cukai pintu" is usually. Out of personal experience.

Is it that much? Any reason it could be less? The letter say it is still in review and I can complain within ten days.

Cukai pintu = assessment = payable every 6 months. The one for the first half of the year is due before the end of February. The one for the second half before the end of August.

Cukai tanah = quit rent = payable once a year. Due before the end of May. The amount for the this is usually much smaller.

The assessment should be about 10% of the annual value (nilai tahunan). Percentage wise, it might be a bit higher/lower, depending on which town/district council you are in. For Jalan Ipoh, it should be DBKL. The annual value should be on your bill. It's estimated as the annual rental you can get for your entire property.

RM8xx works out to about RM1700 per year, assuming 10%, that's about RM17k. Divided by 12, that's RM1400. Do you think you can rent out your condo for RM1400 per month? If you think this is too high, you can probably get DBKL to fix it. I'm not sure how though.

At work, I just saw that one of our shophouses at Klang is listed as having an annual value of RM45k. Kind of high for the area we're in. I asked our accounts clerk to contact MPK and find out what we can do about it, but she haven't got around to doing it yet.

I think your condo is under commercial land and not residential, service apt, thats why so expensive.

Cukai Taksiran in formal. You can write an official letter with valid reasons (or whatever documented proof) to ask for a reduction.

sorry a bit off topic here, how i get my cukai tanah & cukai pintu ?
i just bought 2nd hand house last last year. do i have to register anything ? or just wait for letter.

i got indah water bill though, not sure what is that for.

Check with your district office which address it is sent to. It should be sent out already. I've already gotten my MPSp and MPSJ bills.
