I have read most of the topics posted here regarding property purchase and I have to say that I found them very informative and useful.
May I project a property I would love to own and have your opinions on it?
Planning: buy newly launched house 310k (target)
Down payment: 31k
Loan: 290k
Installment: 30 years
Loan type to be consider: Flexi
Current i heard it's fixed BLR 5.55; Bank offer -1.8
Planned on MRTA (cause cheaper)
q1 : can I add my MRTA into my monthly loan? And if that so, would it be taken into the large amount to be squeezed interest from?
q2 : Do banks offer free loan agreement fees nowadays?
q3 : When is the latest one has to start pay the installment? Upon receiving OC? Or upon construction begins? Cause I was thinking that instead of paying up early, why not I just save some money up so that I can dump in bigger sum when I start installing, thus making the principle lowered then.
q4 : When can one start to sell off his property, like in my kind of purchase above?
q5 : Any recommended types of bank/ specific housing loan officers at BM area?
