Hi, I will be renting my apartment soon, and i'm going through the TA given by the agent, I want to add something into the standard TA, so i hope to get some opinions from all the gurus here.

1.) If tenant wish to terminate the TA before the stated period, the 2 months deposit will be forfeited, but the Utility deposit will be refunded after clearing the outstanding bills
2.) Utility bills must be settle on monthly basis, if the bills are not settle for 2 months, owner should have the right to cut-off the utility supply
3.) Rental must be settle on monthly basis, date of payment will be on the 1st day of every month, and there will be a grace period of 5days. If the rental is not settle within the grace period, there will be a late payment penalty of RM50 for every 7days.
4.) The first warning letter for late payment will be issued on the 8th day after the grace period. And subsequent letter will be issued every 10days.
- After serving 3 warning letters, if the house is vacant, owner shall have the right to acquire the possession of the house after making a police report. And all the items in the house shall remain as possession of the owner. All deposit shall be forfeited.
5.) Sub let is not allow, if found to have sub let, owner have full right to terminate TA
6.) Illegal activities is not allow, if found to have illegal activities within the premise, owner have full right to terminate TA
7.) And maintenance work not affecting house structure and below RMxxx shall be borne by tenant. If structure related or above RMxxx, shall be borne by owner. If fees to be borne by owner, the contractors performing the work shall be approved by the owner or owner will arrange a contractor to perform the work.
8.) Rental shall be paid for the full tenant period, ie 12months. The 2 months deposit shall not act as advance payment for rental.
9.) 2 months deposit and utility deposit shall be refund to tenant after clearing all deduction and outstanding bills.
