You can try and have a look at OUG heights or maybe top up a bit and go for Sri Putramas.

QUOTE(rachel_xxx @ Jan 26 2010, 09:16 AM) OUG heights may meet below 150k budget, but you are sure it gives good rental yield? You can explore Connaught next to college, maybe ard 180k, but it's student aptment kinda investment. Good luck! |

Actually cheaper properties tend to give better yields. Can buy a low-medium cost apartment for RM80k-RM100k and rent for RM600 or buy a flat for RM40k-RM50k and rent out for RM300 (both 7.2% yield). |

QUOTE(??!! @ Jan 26 2010, 01:06 PM) How much mantainence fee per month? RM 0.20 psf. What is average cost for fit-out and furnishing? Overall occupation rate at Prima Regency? To fully-furnish one studio probably cost about 10k. Occupation rate - maybe 80%? Studio (without a crazy price tag) can be rented out within 1 month. |

vdfoo, try pelangi damansara area. for the low-cost, you can even get below RM100K but i'd advise you to get the mid-cost ones.
do not be mistaken with pelangi damansara 2. location-wise, pelangi 1 is more strategic for renting out. Plus future LRT station will be built walking distance. |

QUOTE(Backkom @ Jan 27 2010, 09:19 AM) last check in iprop there is a studio 500+sf at 115k. not sure about the furnishing though. but that would probably be a very good entry price if the rental can fetch the price you mentioned earlier. |

Don't think that's recent. Currently asking price for unfurnished unit is between 120-130k (a bit unreasonable to me).Rental 1k for f/f is easily achievable. Some nicely furnished with ID units are even demanding 1.2-1.3k. |

QUOTE(mok thye yee @ Jan 31 2010, 11:31 AM) Not Yet, but they hv another campus. i posted the following in a savannah thread, not sure if u guys interested in this info:heard they are going to move gradually but still some program in TPM... not sure the detail .... hope people with info can update APIIT now has very overloaded density, many students, many rich foreign students. however please note that initially their plan was to move to subang campus, but because the parent company Sapura has taken over APIIT Smart School, therefore the plan for moving to subang has been postponed. but again, APIIT still owns large area of the land in subang next to APIIT Smart School, so moving there is a "sure". if you plan to buy one for investment, then pray hard they wont move too soon. but something for sure is, within 2 years they wont move, as there is no construction going on till now in subang, and i did have a "talk" with one of the senior managers there and the staffs also hear no news about moving in the near future. another thing to concern, even if APIIT moves to subang, the TPM campus will still remain as APIIT has built the campus themselves in TPM, in other words, APIIT will still continue buka kedai in TPM, but well, how good is the demand for rentalin bukit jalil after moving some of the students to subang, only the marketing manager in APIIT can predict for us |

guys, i know this question has been ask but i would like to know calculation of yield.
do you guys take (income over purchase price) or (income over current price). i got a property which i bought in 2000. so obviously the yield over 2000 pricing and yield over current pricing makes hell of a difference. would appreciate forummers feedback. thanks! PS: pearl point condos looks like an extremely good bargain. formerly constructed by sunrise bhd. good yield. freehold. makes me wonder ... This post has been edited by kochin: Feb 2 2010, 01:59 PM |
