i think everyone has the blame, but the most blame should be on your lawyer - because he should check everything before you sign the s&p....and given that it is stated as a bumi lot, i think your lawyer should have inform you that this deal is "impossible"

anyway, not time to blame, but to settle this.....try questioning your lawyer and ask for remedy

Alright, I think I will get both the numbers from the clerk. Don't feel good to chase ppl, but seems like if i want it to be faster, I got to do so.

no problem....i too have a BAD time chasing; obviously didn't find it "nice" - although I am the CUSTOMER

anyway, i have learnt that it property transaction, seller is the KING....instead of the buyer sweat.gif don't u think so? rolleyes.gif

Yaya, I am totally agree. I had bad experience with seller last time which called off the sales after everything had been done. sad.gif

I just wish everything going smooth. Will call the clerk again later to follow up with her.

it depends

(1) how fast seller's bank respond (I heard that they are given a time frame of 14 days to get back to your bank on the title)
(2) how fast your lawyer bring the documents from your bank to the land office for the title transfer
(3) how fast the transfer is done
(4) depends on whether it is freehold or leasehold

- usually, the lawyer will say 2 months; but I heard it is speedier these days....not sure though....cos I am in the similar stage now.... (this i based on what I research and read)
