Property investment, like any other investment, has its own risks. You cannot go into it blind and think it is a sure fire way to make money.

Yes, lowyat888 has pointed out some risks. Here is one more: bad tenant. Just because you manage to rent out, don't rejoice yet. Some tenants are bad, i.e. don't pay rent for months until you are forced to evict them.

Anyway, the message is: understand the risks of the investment (and be prepared for them) before you go into any investment.
