 property in-perfection (how common), property in-perfection

i'm seeing a completed property (serviced apartment) in an established area for investment. the location is good, high rental demand, many units taken by college and expats.
anyway i found some in-perfection-ness in the unit, as following:
1. front and back surrounded by highways (noise)
2. living hall & master bed room facing west (sun set)

then i look at some property around kl, i noticed many condo / apartment also face the same problem. shall i let these 2 factors to stop me from buying the property?

someone told me that there is no perfect property, so i'm just wondering what u guys think

this is kinda subjective.

How loud is the noise? does it bother you?

Ditto for the facing-the-sun thing. What irritates you may be gold to others.

cuz i grow up, live and work in a very very quiet area, the noise there is considered a bit uncommon for me. but if close the window, the noise wont be heard. this kind of level lo...is it acceptable?
about the sun thing...yeah, maybe seeing sun set is nice, but would anyone like coming home to an oven? (quoting renesial leong tongue.gif)

Rooms facing setting sun gonna be like an oven, need to pay a lot more on electricity bills in order to keep room temperature down.

The problems mentioned can be solved with money. Just a matter of how much liking you have for the said property. I don't think its major problems if the said property is in good location & command good yield.
Btw, Renesial Leong never heard about nite curtain tongue.gif

I rather invest low density very near famous university with proven potential factor. Think like a student, what do they need & want.

If front/back or left/right hiway/noisy, even 24hours .. students dont mind. the bottom line is rent cheap, facilities & food near by is most convenient.
now days they make students like boss, got car, lepak starbucks etc..

I know a person who bought sama condo as me, U1 Shah Alam..
near MSU & walking distance to new Shah Alam terminal. He is happy & keeps calling me inform the update progress. Latest he say, want to rent the condo with a free 2nd hand car for them to use. Im still deciding on this. sweat.gif

First of all, there is rarely any perfect property. There are many properties where it is west facing, this is quite common.

If you're buying for investment, the main thing is what rental can you get and how easy it is to rent.
