i am buying a property, my S&P lawyer will also be handling my loan
furthermore, i am using the same lawyer as the seller(vendor).

It's like buying an insurance. It's hard to predict whether we'll need it or not.
Caveat is for protection after something gone wrong. If your buy/sell transaction goes on smoothly, the caveat won't be used, and your money for the caveat just gone like that..

I advise u to get another lawyer, you never know what will happen to your money or your owned house.

i have to echo the sentiments of the post before mine.
get another lawyer or insist that he does not act for the other party. in fact, it is a conflict of interest for him to act for both vendor and purchaser.
good luck.
