i am buying a property, my S&P lawyer will also be handling my loan

furthermore, i am using the same lawyer as the seller(vendor).

do i need caveat for the loan ? or should i ask the lawyer to waive this fee ?

It's like buying an insurance.
It's hard to predict whether we'll need it or not.

Caveat is for protection after something gone wrong.
If your buy/sell transaction goes on smoothly, the caveat
won't be used, and your money for the caveat just gone like that..

I advise u to get another lawyer, you never know what will happen to your money or your owned house.

i have to echo the sentiments of the post before mine.

get another lawyer or insist that he does not act for the other party. in fact, it is a conflict of interest for him to act for both vendor and purchaser.
