Hi there..

I'm the noob in managing the property.
Need to know what i need to do to know the current price of my house(bought it 20 years ago buy parents)
Planning to sell it n buy new one..
Is it reliable to just put the price or need to do some work to find the accurate price?

thanks..

If $$$ not an issue for u, and you want accurate, or professional service, you hire a certifed property valuerer.

If u just want to gauge the market, then, u flip thru newspapers ads, property site, look for similar house in same location, your property should be around that price too.

Just call any of the property agent, pretend that you are a buyer interested in your own property area, get quotation from them and there you go... your current value of your property.

Another method as mentioned by wtfoo1 which is newspaper. Or just check out www.iproperty.com.my and search based on your property area name.

ur mistaken, a seller doesnt pay for valuation fees...the potential buyer wud hv to pay for them...one easier way to get a rough value is by calling mortgage bankers..tell them u wan to refinance the house..they will be able get a rough valuation for u based on house address & built up area.

Then when ur buyer interested, the bank will require a proper valuation process to find out actual value...buyer wil pay for that valuation fees...roughly about rm1k based on the value of ur house

dun waste money just to get valuation...newspaper ad is a good place to find out the current market value
