I have a question here. I try to search some useful tool around, but no luck. Need some advices from you.

My case:

Loan amount : 300k
Interest rate p.a. : 3.1%
Tenure: 30 years

Monthly Payment: RM1281

I assume that every year the interest is about 10k. After 30 years, the total price of my house will be roughly 600k (RM10k*30 + RM300k). Am I right here? How much should I pay if I would like to make the total price of my house is around 450k, meaning total interest is 150k only?

Any useful tool can share with me? Or please advice...

you can't calculate house loan like that. house loan interest is based on outstanding amount
