Investment The Peak (Bukit Prima) Vs Mutiara Bukit Jalil, Please advise.

Just share ideas if you were me.

I got to choose between The Peak and Mutiara Bukit Jalil.

1. Both are freehold.

2. Both also 3 storeys.

3. The Peak (Phase II) and MBJ (Phase III)

4. The Peak RM 780k and MBJ RM700k.

5. Both designs are reasonable good.

6. The Peak is completed (from Owner) and MBJ from developer.

7. The bad about The Peak is traffic and the roads there are uneven.

8. The bad about MBJ are the location behind the kinrara mercedes shop and the industrial area.

9. The good about The Peak are the developer is a big timer and it's a ready unit. (You see what u get).

10. The good about MBJ, the front lake which is in bad condition, will be develope by DBKL. (According to the developer) And Free 8 airconds and kitchen cabinets.

11. The Peak is MPKJ area, MBJ is DBKL.

I'm buying for stay next year. Currently living in sri petaling. Any good advices will be appreaciate. TQ.

I have not been to The Peak personally, but I have visited the show house of MBJ. The layout of MBJ is acceptable to me, rather spacious especially the corner unit which is slightly wider. However, I found that the living hall at top floor is kind of weird (it is huge). How often one will go to the top floor as the second living area since there is already one at the ground floor?

I drove around MBJ earlier phases to check out the neighborhood as well. Not something I am fond of. Security is not strict enough.

But at RM 690K, it is actually a rather good buy for it's size and build up.

No doubt about the size and build up is the advantage. But when they launch in 2008 first 20 units, the price just rm 618,000.00.

Please do not compare the prices as before unless you have a time machine that can take you back to the earlier days. If not, you may moan and groan again in 2011 saying the MBJ's price was only RM 690K back in 2009.

Yes, fully agreed !! do not compare with the past cause the best time to buy is always yesterday!! - especially freehold landed properties !!!

I have not seen the Peak in Cheras but from what i have heard & from the response of the buyers -- its a very good buy with prices creaping up all the time !!! If u like the area , design of the house , clubhouse facilities , huge built - up of 3,600sq ft - then go for it .

As for MBJ - besides the industrial factory lots in front -the location is really strategic sandwich in between Bkt Jalil & Bandar Puchong Jaya added by the fact that an LRT station is walking distance away in front of HAP SENG STAR ( Mercedes Benze S/room)- by 2012.


Otherwise there is not much to compare on the design as both have their plus & minuses - in fact - more plus than minus , therefore both are equally value for money for the built- up size u are getting . It depends on the area u like to live in .

MBJ is location is excellent - being very near to schools together with IOI puchong, puteri, setia walk ( upcoming ) - and all the banks , restaurants, entertaiment , shopping ( Giant, Tesco )etc within less than 10min by car.

The peak is also well supported by by the facilities around the TMN Connaught area - many shops for eating & shopping( though much older!!) , Supermarket ( Giant ) . Leisure mall , Phoenix etc .

Hi all,

I'm quite interested in The Peak (Bukit Prima) but would like to seek your advise on whether izzit over-priced for a 24 x 75 3 storey 3600sq ft. terrace intermediate unit ? The reason I'm asking is, it may look like a good buy today, but what is the future growth of the property price ?

It's quite similar to Aman Suria (zero crime rate as of today) 24 x 70 2 storey terrace intermediate lot, 5 years ago was like 500k++, 3 years ago went up to 700k++, 2 years ago 800k++ and this year it has already reached 970k !!! So this is the growth tat I hope to get from my next property... but would The Peak be able to meet such demand of growth ?

Also, I know this thread is about The Peak vs. MBJ, but is the thread-starter open to other options as 700k property could give u more options ??? I'm also interested in sourcing around for a Gated & Guarded community, and maybe wuld like to know if there is any new development (eg. The Peak) around KL or PJ that will be completed in the next 1 or 2 years (in order for me to save for renovation money) ?

Don't play play with ur comment.
This developer can convert leasehold into freehold.
And on such a steep road (main entrance i meant), they can get JKR to build a traffic light.

It's not just money to accomplished such a feat!

I’m also looking for a subsales and have been comparing quite a few areas for own stay..

I am considering both locations, would like to ask amenities wise and traffic congestion towards KL city centre, which would ya’ll prefer? Any pros and cons for both would be much appreciated notworthy.gif notworthy.gif
