Hi all neighbours,

i am new here and just got booked a tower 3 - 12th floor. Just applied HSBC for loan today, anyone has got their loan? how many days take them to process? The bank SA said can be done within this week. I need things move fast since i am one of the epf withdrawal.

I ask for 1 month time before sign s&p and promotion cease. When you pay 2k for downpayment, the developer will give u a letter to sign. Read through the letter and you will see within 2 weeks to sign s&p and 1 month for the validated of promotion.

But I'm not sure phase 2 have the same terms or not.

Yea, i know there is 14 days to sign SNP together with bank loan approval. My question is how many days HSBC will take to approve so i can make it within the 14 days. Since i only apply one bank loan, i am worry if this bank takes too long to process and i guess i should try another bank for backup.

Hi guys,

quick noob question.

i/ I am confuse now about the legal fees that we need to pay, i understand the snp legal fee will covered by developer. This is true right?

ii/ Now, the other side of legal fees that we need to pay is the bank legal fees. UOB told me that they will not charge any on us including the transaction fees. What exact the legal fee on myside that need to pay?

Do you guys buy for staying or investment? As the thread before, It has clearly stated the pros and cons. The promotion given is really good but considering the disadvantage then it comes to be logic. The only makes me worry a lot is the developer which having bad reputation.

i/Are you guys feel safe?

ii/By given the cons of ex-mining, bad smell, low cost surrounding, shop houses empty up to a year. Do all these affect the property value after it completes?


First time buying a property, i just want to be extra careful.

I booked tower 3 as well. Now just a crucial time to think it about to proceed or cancel.

I think so too. Apart from that, most units of this block should be facing either North or South while many will prefer the units in Tower 4 & 5 facing East.

2. pay only 10% upfront. developer continues to 'absorb' next 18 mths of ur instalments (maximum up to 7.5% of the purchase price) after vp.
3. situated adjacent to Yuk Chun chinese primary school
4. can view all the actual 3 types of showunits.
5. all units come with 2 parking bays. bigger units have priority for side to side parking n lower level as well.

con
1. surrounded by low cost apts and many shoplots nearby r still untenanted for years after vp.
2. leasehold n ex-mining land.
3. developer reputation is less than mediocre but believe has impoved. they also developed the high end papillon in taman desa.
4. security concern in that petaling utama area. lotsa active mat rempits and reported snatch theft at nite. remember the body of a child in the bag was found outside a shop in petaling utama? its just opposite this project.

initially was attracted to the earlier estimated price of RM162k for smallest unit but left disappointed when told that its applicable only
to bumi.

sorry dude, no offence for the above replied. There are pros and cons and I agree the package is very tempting. I have no experience on buying house thus i only can have reference from some experienced guy. No doubt this is the best condo i have found and some issue that just worry me. I have put all my savings to it so need more info to make me feel safe smile.gif
