the launch price for block d during year 2008 is around 230psf, and for block a and b at year 2009 is around 250-270 psqf....
*
why talk about year 2009 price? how much is it now?....2011.

1120 PA was launched in december 2009....but you mention block d of park 51 in 2008 was 230sf.....you are comparing 2 property with ONE year difference in launch date. rclxub.gif

btw, did Park 51 offer 7.5% rebate to its buyers? tongue.gif

I have received an email reply from the Management for 1120 Park Avenue today and it reads:

"We regret to inform that we shall not be offering the additional service of providing further power points, water heaters and etc. We can however, help to recommend some qualified electricians should you not have one already." hmm.gif

Same reply i got when i first bought a small condo last time. Seems like buying condo is different from buying landed house. Any additional stuff is "not offered". We need to do it ourselves after handover.

Thanks vincemy for your effort.

i believe no one here know the answer...only the developer and banker knows... selling a property under construction is an experience not many ppl have. besides need to pay penalty due to lock in period... 7.5% rebate will be removed... RGPT also hv to pay...think twice before selling.

whatever, regardless you signed it on dec 2009 or jan 2010. in short the completion date of 36 months shall fall on nov 2012, dec 2012 or jan 2013 instead of appeared to be on dec 2013 at http://www.iproperty.com.my/developments/1...120_Park_Avenue

Dec 2009 - Nov 2010 = 1 year
Dec 2010 - Nov 2011 = 1 year
Dec 2011 - Nov 2012 = 1 year

Jan 2010 - Dec 2010 = 1 year
Jan 2011 - Dec 2011 = 1 year
Jan 2012 - Dec 2012 = 1 year

Construction is one thing....getting CF is another. Without CF... no keys will be given. Hope the developer don't compromise on quality for speed...

Progressive withdrawal is based on developement stages as per your schedule in your SNP.... At each stage of development, bank will disburse payment to the developer and usually first 10% will be disbursed for foundation work... later depending on your unit level.. the higher it is, the later it will be....

if they belum withdraw from your bank is even more scary, it could be no progress at all.... that's common sense...
*
what you said is common knowledge. the point is, even now the bank have not made the first drawdown. peter SA repeated many times that they can sell cheap coz they do not need to borrow money to built 1120 (ofcoz they have our initial 10% deposit with them).

to confirm this, you can ask your bank regarding the drawdown have been made or not. my info might be outdated.

If they just want a house.. y peter not just built another floor of condo... one floor 12 units.. 2 floors 24 units... put them on the lowest floors. enuf to house all the them... 1120 families now effected for those 20 families? state government should think a win win solution with minimized damage for peter, buyers and squarters.

This will cause peter making small lost... but he is profiting from the other 1120 sold units. Just my own opinion for a solution.
