what info exactly are u looking for?

i'm one of the home owner of MSQ, block A (code named Milan) completed mid Feb 2009

finishing works by developer = SUCKS(x7) big time vmad.gif

design = rclxub.gif

completed on time = NOPE rclxub.gif

management = LC shakehead.gif

developer = even more LC shakehead.gif

will i buy another development by MK Land = yes, if they are the only property developer left in this world.


now the good stuffs....

majority of owners there = mid-class professional ppl...quite a lot of expats from all over...

loads of hot chicks!!!!

loads of hot MILFs!!!!

quiet

easy access

closest area to my parents home which i can afford thumbup.gif

Damansara Perdana is a nice area. Quite hot now. Got potential and that's the only good point about it. But might be important enough to beat all cons.

Lots of studios....with more to come. Why do they build more studios.....coz can charge higher price/sf and easier to sell

MK Land is not dat good from the feedbacks i got from my clients.
Good ones would be Empire, YTL, UOA.

Plus point of this COndo :

- no jam if you are going to Curve/Mutiara Damansara
- lots of eatery place,convenience store nearby..bit average to pricey
- easy access to penchala link, ony 12 mins to kl
- the hot sexy girls that our frens said prev, not sure your gf/wife will be thrilled though....
-potentially new upcoming in place D Perdana+ CUrve(already happening la)

Not so good things are :

- pricey ...RM 300k++ for 700sf and above ...maintenance fee also exp ...
- developer sucks and need to be mo "garang" then them if u wanna talk
- management so so with LC attitude


For me I settle for Casa Indah 2 ..as it suits my budget ..work in Curve ..but there also got issue la ...c whats ur priority la ..mine is I x afford D Perdana price ...so that y ....

The facilites and garden looks nice but maintenance is very high. Agree to most of the people here, price tag is a problem and developer scuks but location and view from garden is good.

How about Ritze 2? any info?

the situation mentioned above happened to at least one of the development by mk land at damansara perdana. not sure if metropolitan square has got any improvements.

no la, 0.78psf is for retailers i think...that was mentioned in the last management minutes...for condo units is RM0.21 psf + RM0.021psf for sinking fund.

so far, i found out 2 really hot MILFs in level 3A icon_idea.gif me not stalker aarr...just happen to share the same lift rclxm9.gif one of them with exceptionally big B (hint: not Brain - go figure) brows.gif

developer sucks...but overall, DP provides quite a good living experience...expect the market value there to shoots up when all development completes in few years time....

yes, i especially hated the design. when the mock up (small scale) model was being shown, the entire building was suppose to be white color with touches of grey here & there...very nice...but when it finally came up, somehow between the mock up & actual paint works being applied, a large portion of the building was painted dark & dull green...completely spoils the 'executiveness' (pardon me but when MSQ was first launch, that was one of the selling point)

internal design...you wouldn't believe the way the design the bathrooms...such cheap materials they use...on the master bathroom, the wash basin was sitting on a marble like solid table...and its no where near matching the rest of the bathroom tiles or WC...

then the kitchen...they give you the kinda sink you would expect if you're buying a low cost RM40k apartment...completely sucks...

the choice of tiles, the way the 'design' the layout...some units have a wall between the kitchen & dining...which makes the whole place looks even smaller than it already is...98% of the units i saw during renovation had this wall knocked out...

the original kitchen design is so bloody small you cant fit anything there..did i mentioned the ugly as hell & cheapo looking humongous par-liah sink that takes up the entire 'kitchen' space? where u suppose to fit the cooking hood etc?? forget cabinets...

the balcony is only about 2ft wide..so if you have some friends over who smokes, it'll have to be like a LIFO system (last in first out) as there's no way two person standing back to back can fit in there...they can actually choose to make the balcony a little bigger if they want..there's a huge void between the balcony & border of the building...but dunno why the designer or architect choose to leave a void...

so 80% of units i've seen (including mine) extended the kitchen to the 'foyer' area which was meant for your laundry...

anyways...i can go on and on..but hey its a free world right??

as for the security, from the common corridor (from lifts to all units) if you have the extra sets of 'B' (hint: not brain,not breasts, - go figure) you can actually climb over and enter the units.

when i collected my keys from the managements, the first thing the management ppl tell me, is i must install a grille there...according to him, earlier phase (block F & E i think) condo reported a number of break-ins...and all of these units broken into did not install grille on the 'foyer' area.


as a conclusion, MSQ or DP in a whole, is a great place to live in...its a dead end towards the end of DP, so the road will not be used as a bypass for motorists...as an original unit, the design sucks...but of course, if all developers comes out with really nice design & finishing in the beginning, then all ID & reno contractors will be jobless...depending on your taste, the unit can actually be quite nice after reno..one unit i know spent more than 100k on reno...well..i'm getting close to RM80k myself...so...yaa.....

as much as i dun like the developer, i'm actually quite glad i bot the place...and i'm more than happy to stay there for at least a good few years..

Was told by uncle that damansara perdana,flora damansara,kota damansara,jaya,utama( not a damansara place )

it was named as "damansara" to push the price up. By right the whole place called as Sungai Buloh .


the only real damansara is Damansara Height , where help college,uoa building,houses resides.
