Household [WTA] Condominiums in D'sara Perdana, Perhaps Emerald Perdana

Hi all, I'm planning to get an apartment for own stay (always liken PJ area but landed property is way too expensive :-( ), I've done some survey and found out the Emerald Perdana Duplex (18xx sq ft) are priced within my budget. There are few questions I hope to get some clarifications though.

- What's the maintenance fees for Emerald Perdana?
- Anyone stay there and if so, what about the management of the condo?
- Is there any other condo in D'sara Perdana worth a short-list?

Just to help u up a bit though I have not stayed there before.

I have viewed a few, seemed to me that the place is poorly maintained. The location is great, no doubt about it but the same cannot be said to the developer.

Maintanace fees, u can always call up an agent to ask, should be in the region of RM0.20 (min) to RM0.30 (max), most likely RM0.25 per sq ft.

Maybe u want to have a look at SURIAN condominuim, it's freehold smile.gif

I stay in Perdana Condo (couldn't afford Emerald) and the maintenance fees are RM 179.xx per month.

It's okay, but not GREAT. I expect Emerald would be a bit more expensive.

i' currently staying in metropolitan sq..paying rm0.25 per sq ft per month i think..if urs is 1800 sq ft..u can expect maintenance fees to be rm400 or so...

Yes..location is great for those who cant shy away from pj & at same time cant afford landed..and i can say developer sucks like hell...poor workmanship poor design poor finishings poor everything...i ended up re doing the entire unit...they cud've just given me an empty unit without any tiles, wall finish,bathroom or even walls..

So far, management is not great...but within expectations..was at the management office paying fees & a couple of owners walk in to make complaints..so figure for urself

I love the Emerald condo, think its very well maintained........the only complaint i have would be the super small master bedroom even for the duplex....

Creed, the duplex u r eyeing is it on the 15th floor facing MD? wink.gif

Agreed, for the duplex unit what my friend did was to extend the masterbed room by covering the free space at the living room, pricey but masterbed room is really spacious.

Sad to know management ain't good for the Metropolitan :-(

Pai: No tentative units yet, I'm schedule to view some of the units this weekend though

Ain't sure what's the going price for a duplex in Emerald, I would want to go and have a real look to check the quality of finishing.

how bout all the facilities?? isiit poorly maitained also? like gym, courts, poolside...
