 Midfields by YTL, Anyone know?

I dropped by Vyne office and found selling price 500++psf and 'fully booked'. Midfields transaction is 450-480psf..is Midfield undervalued? Or current blk b and c owners selling with many units in market?

With this speedy increasing price and vyne now at 600psf, I hope ytl will still sell below 500psf for midfields phase 2

I called and the mgmt said they are working on it.. The real culprit is the agent and owner. . Glad that the owners are proactive together with good cooperation

It would be good if YTL can somehow get involved as they have full resources.. they wouldn't want this hostel issue to tarnish their reputation.. moreover it is in their interest too as they will launch new phase soon..

The owners collectively or thru JMB can write to YTL to seek help. Can address to Karen Tan (customer relation manager, as her name always appear in ytl letters) and she herself may still have unit in midfields. And cc to Dato Yeoh Seok Kian... or vice versa... this matter deserve their attention and require their vast resources

I totally agreed with Tijnas17.. This issue is related to units being used as hostel and not about indian or chinese students.

Earlier fennel block about 650psf, midfield 2 therefore should be around 550psf.. current midfield still below 500psf, they cannot price it much higher

If current Midfield is 500psf and midfield 2 is 550psf, which would you buy? In both case, absolute still below rm600k, which is rare nowadays. .

Also after budget 2014 probably less supply coz block B and C are still in RPGT period ie 5th year with 15% tax..blk A would have exceeded 5years but many flippers would have sold by now

Midfields2 will launch Dec or Jan at about 500+psf without dibs. Similar products as current midfields which is still below 500psf. The catalyst would depend on the commercial shoplots. But nowadays getting <500psf is no more common..if you buy, go for high floor klcc view

Good point..imagine if there are no issues of carpark, internet, hostel, security etc, the price will easily exceed 500psf..

Hopefully YTL will listen to forum here eg. No unifi, hostel, near htc, near hiway etc, so they will price Midfields 2 cheaper ! They advertised today meaning will sell within 1-2 weeks..from rm640k. Assuming 10% lower from the advert, and 1100sf, could still be below 550psf

Got la...in fennel the APDL advert show from rm730k. But there were some units block A below 700k

Wait till Ytl launch MF2 in April, will be around rm550psf (no dibs). Current MF around rm480psf will then adjust uowards.

There will be quite some units below 500psf.
499k is for units not good view eg direct carpark.

Mgmt office mentioned they intend to touch up crackline first before they start painting. New coat of paint will definitely enhance the value of MF. Pricing is now trending upwards with owners starting to ask 600k+ for standard size

I received letter from ytl for carparks sale..buy one free one ! Level 4-20k, level 1-28k. If u need extra carparks, this is the best deal from ytl
