Wahh. IMHO, for development like Midfield, the maintenance fee of RM 0.30 also consider expensive dy.

Apart from the 2 issues raised by you, so far Midfields are quite okay since the location is not so bad.

But the flood issue is a worry and I was shocked to see the partition wall ( is tat plywood? ) instead of bricks wall used btw the rooms are totally ... off based on current asking price.

I viewed one of the unit before for just 10 minutes ( actually my fren viewed it and I drop by ) and touch the wall, surprised it was like plywood or hard board, then I just leave and yumcha with my fren, who didn't notice it and only found it after confirm with the agent.

I not sure whether the wall is only applicable for one type only / the whole units or whole Midfield.

Not happen to all professional agents, but definitely a lot of new young or hungry agents doing so.

We seldom see agents pull the price up esp the deals of semi-d / bungalow / villa at RM 3-6mil deal due to majority of these agents are professional enough and the owners are not simple seller.

But in RM 300-900k or small / medium deal, we can see a lot of agents convince sellers to sell higher than desire price / to pinch the price other agent offered. Definitely not all but many of them.

If I am professional agent, I won't play the price down but to negotiate to balancing the price btw owner and buyer as well as the market, bcz agent should act for both ( not either one ) and a deal would never materialize without any of seller or owner wiling to buy the service.

1074 sq ft for RM 480k is not a bad deal, I think most banks sure can give value. Above RM 500k might be tough.

Maybe some owners or agents can share which bank able to give the highest valuation for Midfields?

How many rounds u need to turn to ur car park lot?

Is the car park road friendly using? I mean wide space with easy angle to turn.

Means 7 floors x 2 mezzanine each floor equals to 14 small rounds?

If space huge, then ok loh.
