every new condo nowadays will have breakins ..its like a syndicate moving from one development to another ..modus operandi is to rent a place inside
the development and observe comings and goings ..so even with top notch security, the owners have to do their part as well in terms of ensuring
doors and windows are closed and locked at all times when going out..

and if you have lots of valuables kept in the house, please buy insurance to cover for theft, fire etc..dont be penny wise pound foolish.


really in current times, dont depend solely on the security provided by developer/JMB or whatever, as it would be foolhardy to think that this security can be
100% effective

Just to give you advice when you buy a house here, the window quality is no good especially at the toilet because it cannot be closed properly. I just moved in, how to get it fix it so soon? Let me tell you other security problems here. If you are a robber, welcome you to rob.. very easy:-

1. Security guard will conveniently go "missing" at 2 fixed time of the day, around 7.am to 8.30am. ... good time for burglar to come. Another good time to steal is around 6pm to 7pm.
2. Security guard at the guard house only does random check. they don't check all people.
3. CCTV only installed in the lobby facing the lift. They claim they have lift CCTV but not sure where it is or just install after the robbery. There is NO CCTV at the emergency stairway entrance.. if you want to rob, i suggest you use this way out.
4. There are contractors doing business at the lower floor, and their door is always open, if you want to rob others, you can steal small valuable things like gold or jewellery, keep in your bag and walk through this contractors "office". You can surely bypass CCTV or security. So far, no action taken to check. Please try to rob and then escape through here.
5. Only 1 security guard per 2 blocks, so even now if the security access card system is in place, many people leave the door open. The guard don't care to help close. So if you want to rob, just wait for the right time. easy.
6. My neighbour upstairs got robbed also, proof of easy robbery and proof that is not totally the owner fault. I'm sure there are more swept under the carpet.
7. On 1 side of the condo block, they did not install common grill to prevent robbery. All other sides have. This might
be due to the developer wanting to save cost at our expense. they say YTL good quality, good meh?

Hi Goh...so sorry to hear what happened to your unit. I am sure you are extremely frustrated over about it. I overheard it from one of the ID designers that some units was being broken to via the toilet windows. Anyways appreciate for enlightening us on your thoughts about the security matters here...very helpful. Thanks once again!

Try knock the wall of bedroom. U ll be surprise the quality vs money u paid for this. 4xx+ psf ?? There is much better choice out there.

9. If you own a HD tv, only block A has HD beyond, for block B or C... too bad then.. wait until next year or don't know when. They won't tell you... so please keep using the blur TV channels... they don't care.
10. Water piping/drainage is kind of bad. If someone from the top floor starts washing their balcony, please be prepared to have artificial rain coming down to your balcony. What kind of YTL design is this??
11. If there is rain, please be prepared to have small flooding at the lobby.. you might wet your shoes just to try to get your card to touch the door access unit
12. Oh, more flooding at the gardens... between block b and c... please bring your boots..
13. There is no parking system for long term visitor to your unit. If you want, you have to email the management. No special access placard given. Don't be surprised if they clamp your visitors car tyres if you stay longer than expected.
14. Their car access system sucks.. it's like touch and go and not smart tag.. you know what i mean? It means you have to wind down your window, then touch it like how you do it for touch and go. Sometimes it doesn't work, so you just sound your car horn. [another way to go in to rob some condo units]
15. this place is like an oasis compared with the surrounding environment. If you drive to tmn sg besi, you will realize how messy it is. you will have to drive through a light industrial area.. and since it's so messy, it doesn't look safe. The police told me this area is of high crime rate.
16. If your neighbour flush their toilet upstairs... you can hear the noise of the water rushing down... much louder than my previous condo unit. Again.. another noisy factor.
17. Not sure if the offices opposite/nearby are of quiet tenants? make sure your lucky stars are aligned..

ok la.. enough of complaints.. what is good here?

1. the landscaping is nice... with gardens... not sure how well it's maintained though
2. many swimming pools
3. gym without smell accumulation & other sports facilities...
4. you have roads leading directly to your lobby area.. very convenient to move things in and out and to pick up people

After staying for almost 3 months... conclusion

i won't buy this place. no long term stay for me too.
if you really want to buy then rent out.. better not stay in unless you're used to the noise and don't mind the bad security and hopefully they improve.

The smell not sure. Kuchai Lama can smell though
Car park block separate. Have to take two separate lifts from ur unit. Lift slow at car park block. Imagine ur parking 6b. But some mont kiara condos by sunrise also like this. They can like to walk I guess

(for long term visitor, i guess said 3-5 days ( dun tell me 3 years haha), i have personally applied 5 days for visitors bay via email which was approved within a day, no issue) the reason why they clamped yr visitors car tyre was to prevent those who stay here park at visitor bay for daily basis since we are allocated 1 or 2 carparks only. u can buy additional carpark if u got more than 2 cars...i bought mine sad.gif)

After staying for almost 3 months... conclusion

i won't buy this place. no long term stay for me too ( ohhh, u rented this place, maybe u shld ask owner rectify the problem for u.)
if you really want to buy then rent out.. better not stay in unless you're used to the noise and don't mind the bad security and hopefully they improve.

personally i felt the security is ok la..

with close too 800 units, more or less sure got problem, some have bad experience that some not..with so many developments around, i guess we all have choice to find a place we like..so far im ok here i guess i will hang on

My defects were done very quickly also last time. I feel really comfortable in MF and like it there. Location wise is super convenient for me too since I run around a lot and have easy access to multiple directions. Don't find it noisy either and security has improved a lot compared to the early days.

Never encountered any artificial rain or any oxidation pond smell. Only smell I've smelt is from that recycling operator burning his rubbish sometimes and he tends to do it late at night around 11.30pm to midnight to attract lesser attention. Gotto make a report on them.

Actually feel much safer walking around the light industrial area then walking in the car park of malls in PJ or on the sidewalks of D. Perdana/Mutiara area. Once Midfields Square is open, it should portray a a cleaner walk.

but small irritation sometimes, we got to see pass them. In the end, one man's meat is another man's poison. So some may like the place, and some may think
its crap so what i am saying is that its a personal choice.

to me, based on what i have seen, YTL 's workmanship sucks for midfields - which basically means owners have to spend lots of time and effort to get them rectified..which they should and teach YTL that consumers will not accept crap.! They always harp about their great achievements all the time but should not take the small man in the street for granted. If you want to be a leader in this field, you MUST BE CONSISTENT....

its crap so what i am saying is that its a personal choice.

to me, based on what i have seen, YTL 's workmanship sucks for midfields - which basically means owners have to spend lots of time and effort to get them rectified..which they should and teach YTL that consumers will not accept crap.! They always harp about their great achievements all the time but should not take the small man in the street for granted. If you want to be a leader in this field, you MUST BE CONSISTENT....

GOH, so sorry to hear of your robbery case. Its so upsetting that this happens to us.
The Mgt should post pix of Robbery at Notice Board to warn ignorant tenants to be careful about closing windows and watchful. No such posting i see at the notice board, as if nothing has happened, and we are waiting ducks for robber?
After reading your Sad Robbery case, i now close all the windows, bathrooms, and toilets, 3rd small room window ( which can climb out to reach the Airconditions units), etc. That is good warning for us.

Hi I know we have discussed about this before but I would like to confirm it before finalizing my purchase. I m planning to shift in soon and is still largely undecided on which wireless broadband service to subscribe. YES I know is fast but costly...while Maxis is quite an affordable alternative. Any improvement on Maxis broadband lately? Is it good enough for normal surfing? Will appreciate the latest feedback on Maxis broadband service in Midfields....thanks!
