 How to determine rental rate?, Taman Bukit Teratai, Cheras

I need to get advice on how much is the rental rate suppose to be for the location below

Taman Bukit Teratai, Cheras
Double storey terrace 20 x 65
4 rooms 3 toilet, car porch for 2 cars

An honest description on the location:-

2-3 minutes walk to rukun tetangga and field
10 minutes walk to get to the nearest bus stop
Very peaceful neighbourhood as surrounded by other housing area but not too deep
Overlooking Ulu Langat hill

My relative rent this house out since they are not staying anymore but I feel that the rental rate is low.

I think the easiest way to find out is by calling some agents from that area, they are your eyes and ears in the market!

Don't forget to look in newspaper for the property they are renting in that area. And ask the neighbour also.

Actually, I cant find much info on that area, and as I am living in Sarawak, hard for me to determine....

currently the house is rented at RM750.... do u think it is low or reasonable rate? I feel that it is very low as we never increase the rate since 2002.

First you have to really survey the prices over there. That's the best way to gauge the market.
Also, if the house is still under a mortgage loan; next step is to see whether or not RM750 is enough to cover the loan and maintenance to give positive cash flow.

All in all it's actually up to an individual. But if you're asking an investor, positive cash flow i.e. profit is the main thing to consider.
