 Paint, buy where?

Hi,

Im a renovation contractors.. I can do alot of reno works including painting:

Currently we charge:

single storey/apartment: RM 600
double storey : RM 1100

labour cost only..

we are located in subang jaya..

for condo:
3 rooms
2 bath rooms
1750 sqft n below

for double storey:
24x80 or below

additional RM 60 for window n door frames

hi eeor83,

1) it will be great if u can provide some pics of ur house especially front n side (ext)...

2) the lenght of the front side in (ft/metres)..

3)for whole unit pls give me some infos abt how many rooms/bathrooms/dining/kitchen/living rooms are there..

4)the location of ur house also is important..

the price will be around RM 600 - 850..
for ceiling n walls only..


cheaper paint like ici maxilite or nippon matex.. will cost u around RM 60-70 per 18 ltr
higher quality paint like ici pentalite or nippon spotless will cost u around RM 90- 130 per 5 ltr or aprox RM 400 per 20 ltr.

Normally i will also help the workers painting so that i can save the cost. But rite now hari raya musim im too busy managing my clients.. biggrin.gif icon_question.gif

you buy 1 tong of maxilite (18 litre)
and 2 tong of pentalite (20 liter)

if need to patch the walls..

buy ready to use filler..
3 or 4 sandpaper..medium grade..

Hi, im painting contractor...

my advice if u want good quality works and long lasting result you got to spend more..

If you spent little, the painter will rush the painting job and will get undesirable result and messy..


sometimes the painter will skip the painting process and cheating here and there..

Painting process..


1) Prep - make the surface smooth and ready to paint... (waterjet or clean the fungus, patch up cracks and holes, scrape old paint flakes, skim coating)
if many flakes come out and rusty - paint remover and sand paper will do and it will cost you.. )

2) Undercoat - with 1 coat of sealer/primer...(new ceilings and walls must put undercoat)

3) Finishing touch - with 2 or (3 coat if neceesary) of finishing paints..


For people with tight budget cheaper emulsion paint will do like Matex gold (5litre RM 60) or q lac from nippon. it can last many years if done with undercoat...Some people go for cheaper paint bcoz they want to change colors few years later..so its up to u..

For exterior get the weatherbond/weathershield/jotashield or something similar. use undercoat..undercoat..undercoat...never use interior paint or cheap emulsion paint...



If you got time opt to buy the paint yourself and ask the contractor to quote for labour.. Nowadays many shop can send the paint to your house so you wont get the trouble to load it to your car and unload it..

1) same also but sealer/primer is a undercoat but undercoat is not necessarily a sealer or primer..any paint u put b4 finishing coat is an undercoat... Nowadays nippon have a new type of paint called undercoat/sealer .

undercoat - works to hide old paint colour so that u have more easier to paint the finishing coat.. (x perlu tebal2)
sealer/primer - works to bind new paint on to old paint like glue..

2) yes.new ceiling.. its better than not..

3) ya .same

4) door and grill also need undercoat especially if the old paint is not suitable to receive new paint..make sure to sand and wipe clean it b4 painting..

the paint it self cost RM 135 per litre..
this partition i used 2 litres..

brush RM 39.00

so total will be RM 350 to supply paint...

workmanship is around RM 300-400 depends from basic to intricate design.
