Funny, some painters quoted me excluding the ceiling!!!
I decided to let my indo contractors do the painting and I supply the paint. Job including wood and metal work painting. No color limitation. Estimated total cost will be in the region of RM4k for a standard DS.
No rocket science, 1 coat of primer and 2 coats of paint.
I have chosen Kansai paint. Chat with the color consultant, very happy with the recommended color choice.
Unfortunately, prices go up starting April.

Yes, it is a norm they do not include painting on any reno unless as per agreed upon.
You have got to wait for the new exterior structure to be completely dry before you paint otherwise the color will have mark of faded shades.
Normally, they will use brick as core and plaster cement (mixed with fine sand). Mixed with coarse sand if you want a more texture surface. Alternately, you can use texture coating from SKK or Suzuka or San Cora to create a more luxurious look.
Apply primer before you coat emulsion paint (water based) for cement structure and solvent based for metal and wood.
Same apply to interior wall.
Do not mix paint by yourself. You will not get the same color if run short.

They use scraper to remove fungus on wall.
Do not save on cheap paint. The cost of paint to cost of labor is almost 1:1.25, a rough estimation.
