 Govt. Housing Loan vs Commercial Banks, What's the differences now between the 2

Heard that nowadays the Commercial banks offer lower rates and cheaper in the long run as compared to Govt. Housing loans. Can anyone elaborate on this, Thank you.

Govt housing loan, still capped at 4% p.a. rite?

Commercial bank, the rate would fluctuate.

Yea, last i heard is still at 4% pa. If it has gone lower, would've ask mom to loan out a housing loan for me.

Sis works at citibank. Staff rate is 2% pa... wish i was working there now!
