 Hap Seng - D' Alpinia, Anyone is homeower?

Dear All,

Rencently i read the Star Paper said that Hap Seng ( D' Aplinia) was fully sold out the 1st phase. May I know who is the homeowner so that can share the view of this property. I thinking to get one unit for 2nd phase but dont know what is the starting price. Any sifu can give advise?

Totally agreed. But if we have choice to get a freehold property in the surrounding areas like Puchong, Equine Park, Putrajaya, Cyberjaya etc. ......then why should we choose to buy a leasehold property?

Unless it is a very good location, then the matter will be different.

is true that is leasehlod..but after i check back only 2 days the all unit sold out. Is it the economy gain back? or that area is good for investment? that y i need all sifu advise where is went wrong. The behide area is Seirra Puteri by IOI, and that area is freehold?

Sierra Puteri is Leasehold.

Global financial crisis (especially in U.S) we just passed ( hope it is really passed ) has shown us the condition.
With lower interest rate the housing price will keep on increased until it burst in the future as we don't know when will it happened. thumbup.gif

This day if we take for example a couples have a combined income of RM6K ( both RM3K) they could easily afford a house for about RM400K+ to RM500K+, we know this fact and the developer know even better, hence explained why d'alpinia has selling like a hot cake despite their priced it high. sweat.gif

To the matter of fact personally I think the developer is just to gain as much as possible for the share holder, to buy or not to buy is merely on the sole discretion buy house buyer. hmm.gif

Some reasons why it was sold out could be...
The SKVE highway is now under construction. The houses look quite decent... There are always people who prefer leasehold (due to cheaper price)... And no need to pay Puchong toll, if you work in Cyberjaya/Putrajaya... Yet still conveniently near enough to Puchong, and Equine Park where there is plenty of "life" compared to staying inside Cyberjaya itself...

all units are sold out besides some reservation for Bumi, ard 8 units left. All Semi-D are sold out.
Sales person informed that next month on will launch the 3-storey townhouse right beside the phase 1. Price is slightly cheaper but yet to know.
I am wondering if this place is worth to buy... RM438,888 is not cheap for leasehold

Nope. RM438,888 is the terrace. The townhouse might be cheaper according to sales person, but the actual price is unknown yet.

Not sure is 18 sierra from IOI might be cheaper or not.. tongue.gif

Wow Hap Seng sell alpina terrace like selling merc Benz. Buyers still can get terrace house at section 12 Bandar Puteri for RM440. Why buy Hup Seng Leasehold and out of theway.

I would say that for a LEASEHOLD DSTH at RM 438k with built-up of 2,300++ sqft is quite expensive compared to the surrounding area.

i.e. The 2 1/2 storey at Taman Meranti Jaya, Puchong which is gated & guarded with built up 3,000++ sqft only selling RM 528k. Furthermore it is freehold.

i beg to differ to those thinking buying a leasehold property is not a good decision..

when I make decision to buy any property - the 1st thing that come into mind is - location.. location .. location! 3 x location.

everything after that .. doesn't really matter.

I bought a leasehold property at Prima Tropika ( just behind petronas Pasar borong.. )

Price of the property there keep appreciating.. like no tomorrow..

For those who already own a house there.., price there starting from 220.. , 250.., 290.. suddenly breached 300k.. and in the year 2008.. breach 400k.. only to retreat back to 390++ during property downturn.. and now.. price is inching up to 440k.

so? who says leasehold property don't have potential?

leasehold is 100 or 99 years... , you want to live until 200 years meh?

For now the priority is to get a house close to workplace without having to pass any toll to and from workplace.

Does is worth it.. in the quest to find a freehold property.. my friend land a house in Baru Arang.. and commute every day.. from baru arang (further than rawang) to Cyberjaya.. passing several toll.. and in mid-month.. riding a bike.. to save from toll and fuel cost..

depends on how you see things.. smile.gif there's no right or wrong..

Dear Guys,

I have just paid a booking fees of RM3K for a RM527K double storrey terrace corner lot at D'Alpina today 31/12/2009. Te extra land is 10 feet wide. I think this is the new phase and the house consist of 5 + 1 (1 for utility room) bedrooms. Each bedroom have own bathroom and toilet. Plus the developer has included the alarm system, airconds, auto gate, water filtering, water heater, etc.

The show house of this type will be ready on 16 January 2010. I need to pay the 10% deposit around or after 16 January 2010. After i read many forums on Dalpina, I have a mixed feeling whether to continue or to find another place to stay. Appreciate if you guys can advice me whether to proceed to buy or find other project. Some added information on why I am buying this house:-

1. Very near to ERL Putrajaya Station. I am still using ERL to commute to office everyday.
2. My wife is working in Putrajaya
3. My daughter is studying in primary school in Putrajaya and every Saturday we sent her to Cambridge English Learning Center in Presint 14, Putrajaya.
4. Currently we are staying at Government Quarter house at Precinct 11.

My questions to you guys are:-

1. Will the price go up in the future since I am paying RM527K for the leasehold house
2. Is there any other alternative road beside the bridge and crossover to Seri Kembangan which is heavily jam during peak hours.
3. Is this a good deal for me.
