hihi... i just bought a hosue recently... and after obtaining CF, then only realise that the house is built inferiory..

example.... the roof truss is short of 2 feet, instead of using long enough wood, they find leftover wood and stack it at the bottom.. this will cause the roof to collapse if wind is strong enough

there are other things identified by other contractor and developer.. who were friends of mine and inform me...

the question... how can we deal with developer with this things?? the developer who built this house??

am i suppose to wait till the roof to collapse and only take action??

I`ve asked the developer why he built house in such manner? and he replied " that is not my business anymore, you gotta solve it yourself" doh.gif

what are the rights of house buyer?? as it is impossible he`ll show me he follow the plan ass in blueprints hmm.gif

AA,... if the house is still under the Defect Liability Period (DLP), plase bring this matter up quickly to the tribunal at the KPKT - take photographs as proof, do not let the time lapse. Lock the case into the tribunal first asap, because if I am hearing that you have already gotten the CF, then the 18 months DLP would be coming to an end soon.

If it has already fallen out of the DLP, and yo suspect it could cause human casualty in future, ie collapsing, etc,... then again take photographs, and speak with your lawyer. You have a good case here - if the developer asks why you did not bring this up earlier during the DLP, say that it is something hidden, not easily seen from the outside and by a normal inhabitant. This is a strong argument. But please remember to take all photographs and if possible, taped comments from other experts.

Who is the developer ? If he has already a known case behind him, then, it figures-lah,....

DLP is meant to prevent exactly this kind of problem, though as always the problem lies in the execution.

Btw, your S&P lawyer should have kept a portion of the purchase price (normally referred to as stakeholder sum, 2.5% if I'm not mistaken) as part of the DLP process.
In case such situation arises and the developer does not make good on it's responsibility, you can hire outside contractors to make repairs and claim from that sum of money.

And you should really read your S&P.
