Hi guys,

I've personally liked sri petaling alot but the houses here are all leasehold i believe. Thus i've ran out of idea of which location to choose next.

My budget is about 450K. Freehold. Double storey.

Is it advisable to purchase a house in usj?

I'm very scared of jam. IT's time consuming and Im working in Cyberjaya. My bf working in Mid Valley area. Brother studyin in KL Golden Triangle.

Need some advice on any other location that I can consider.

then u better dun go for usj. killing you.

i think sri petaling have freehold right? but price 450k hard to find at that area... even u can find oso need huge fund to renovate.

seem like is true that most of Sri Petaling houses under LeaseHold

Setia Alam or Kemuning Utama located at Shah Alam which is freehold & under RM450k, but traveling to KL will be an issues... Otherwise if around Puchong area, u can consider Malton project can within your budget but leasehold...

New houses face the same problem too. That of course it can be rectified by the developer if the property is still under the warranty period.

u can goto survey 1st about termites... ask neighbour,inspect your self...

but renovation is definitely need, as old house, if want cheap then repaint, but if old style structure, u need a lot of fund (i dun like old style :b )

okay other than mutiara puchong (leasehold)? any places with new houses? hmmm best if its convenient to go kl and midvalley area.

for puchong... i dont really recommend...

main reason, in the morning, when u want to come out midvalley.. will killing you. and bukit bintang as well. skip toll is 1 thing, most unfair is queue to pay toll and then queue to go out toll -.-

mutiara puchong, i dont like also... as during 90's... that site is a big sands hole biggrin.gif

i suggest lake field sungai besi by YTL ! u can survey there

u can consider the houses around Subang Jaya too...

if u prefer the area come with community management, i think only USJ and the current new projects... smile.gif

anyway midvalley traffic is really unpredictable... sweat.gif

Maybe u want to try Bandar Puteri Puchong, guarded n gated, double storey,plantation land and free hold status. House quality so so but location is very "wong". Shopping center i.e Tesco,Jusco,Giant n food are plenty within 5 minutes travel. Distance from Cyberjaya is near, even travel to Bukit Bintang area only takes you most is 25 minutes becos after coming out from Bandar Puteri junction all the way to OUG is Kesas highway, no traffic light, takes you only 8 minutes most, after that from OUG straight head down to Bukit Bintang is another 10-15 minutes. Actually thats my route also every morning, traffic flow is smooth, my journey start from 6.30am everyday.

yeah the place im staying now is only 15/20 mins to Cyber and 8 mins to MV if there's no jam HAHAHA guess im too used to not having jams.

not really, it depend also, at time traffic is slow but the speed is something like 60-80 km/h compare to USJ Jalan Kewajipan where u will be totally stands still for 10-15 mintutes waiting for the traffic lights to turn green. Most import is the security level nowadays, USJ is a big no no if u ask me. The major hot area targeted by robbers n thiefs are USJ 1,2,3,4,6,9, certain area of 11,12,13,most SS area that are not guarded n gated. Even those uncle that used to stay there for more than 15 years get "mug" n robbed when they go for morning walk or exercise. Taman Desa & OKR area are equally bad don really understand the reason behind. U should consider this factor carefully. Every where is traffic jam nowadays u can't escape we have too many cars on the road becos of lousy public transport system.

Whoa that bad huh? My colleague's stayin in USJ20. Love the houses there. Peaceful and quiet.

As for USJ the best is G&G double storey house is USJ 16, price wise you must prepare to pay premium but still the traffic jam there is a big headache during rush hours.

Why not PJ? RM450k can get some decent places in matured townships like SS2 and DJ. Just go to iproperty.com and search 'petaling jaya'.

450k for condo in petaling jaya maybe yes. impossible for landed.

wrong move! u better go and check out the neigbourhood u might not like what you see. I say you should give this one a miss. U must bear in mind this place is not guarded n gated hence the security level is like usj. I used to own a house near by and my relative used to stay there until some no good scumbag break-in thru the front door n ransack the whole house, its not even 7pm yet that time. They sold the house and shift to safer n better place. A lot of cases goes unreported there becos a lot of people felt that its pointless and helpless. Just to share some info with u.

I went to view the corner lot in bk2 today. From the photo it was okay but once I enter the house I've no mood to continue. Owner did not maintain the house and the agent asked "do you plan to renovate?" I was stunned for a while and was thinking to myself that seems like the whole house needs to be renovated. Urgh. Guess I'll just opt this area out. Owner increased the price too. 498K. Not worth it.

Btw, do you guys have any tips for newbies on how to bargain price with agents? I have zero clue on how to do this if I'm really keen to buy a house.

Ya, its quite a old neighbourhood and I don't like it also. They are pretty run down and the other side of the garden, BK2 also, you will find all kind of people that you don't like,some of them even use the house for business purpose like renovation work material they keep their goods in the house and a lot of the stuff they just leave them in the car park. I don really like the enviroment there. I think your seller purposely hike up the price becos of this coming lrt project thing otherwise that house won't command this price i think.

Actually, u can opt for BK5 house,some of the house condition is quite good. Or you can look for those Guarded & Gated house in Mutiara Indah Puchong(leasehold) I think price now is around RM400k.

Or get a house in "wong" area like Bandar Puteri Puchong (freehold) for RM450k laugh.gif The Peak, its right on top of the hill and your neighbour will be mostly bangalow and double storey house oni, i think this one you stil can get a few house from IOI developer for earlier phase. I can still see some seller posting to sell their house in this taman, some selling for RM500k in good condition. You should take a short trip up there,the enviroment is really good,cool wind and come with 3 park i think in walking distamce to each other. I say this becos I bought one unit there earlier this year laugh.gif

Lakefield has the lease hold status of 75 years, not 99 years. According to my friend that bought a unit there, till now they only got the temporary CF. There is a land the inner area reserved for Sekolah Agama. Initially I was interested in Lakefields too but after my friend highlighted those to me, I give up.

Searching form the net is good, but i still prefer the classic way.
Go to the area you like, survey look out for (for sale/rent signs)
Try to talk to the people there.
Espicially those auntie's & young man around that area.
They might give you tips abt selling price range & who's selling around that area.

Gated community, even better, talk to the guard he know who's & where is selling at the
area. Park car & travel by foot. Talk to their neighbours for those unoccupied lots. icon_rolleyes.gif

Check with YTL. I heard they are going to renew the lease to 99 years, like what they did to Lake Edge Puchong.

i went to BK9 to view the houses. love that area. the house are decent too except for the flooring.

normally how much can u negotiate with the agent? how low can you go?
