Ya, its quite a old neighbourhood and I don't like it also. They are pretty run down and the other side of the garden, BK2 also, you will find all kind of people that you don't like,some of them even use the house for business purpose like renovation work material they keep their goods in the house and a lot of the stuff they just leave them in the car park. I don really like the enviroment there. I think your seller purposely hike up the price becos of this coming lrt project thing otherwise that house won't command this price i think.
Actually, u can opt for BK5 house,some of the house condition is quite good. Or you can look for those Guarded & Gated house in Mutiara Indah Puchong(leasehold) I think price now is around RM400k.
Or get a house in "wong" area like Bandar Puteri Puchong (freehold) for RM450k

The Peak, its right on top of the hill and your neighbour will be mostly bangalow and double storey house oni, i think this one you stil can get a few house from IOI developer for earlier phase. I can still see some seller posting to sell their house in this taman, some selling for RM500k in good condition. You should take a short trip up there,the enviroment is really good,cool wind and come with 3 park i think in walking distamce to each other. I say this becos I bought one unit there earlier this year
