 Advice needed in small town properties

Hi All,

I am a newbie in property talk and need some advice regarding this matter.

My mother was getting an offer from her friend regarding an apartment in small town (Mentakab, Pahang).
She said her friend was going to move to live with her son in 'big town', so her friend was going to let go an apartment which is current is rent by malay girls.
The building is only 4 floor an her apartment is 3rd floor. (1st floor is ground floor)
Her apartment's age is around 13 years but full furnished and in good condition (renovated 2 years ago).

The seller is asking for 93K for it but there is a similar apartment betting at 75k ( no renter , need repair, facing west (hot in the afternoon) , 4th floor)
The renter is paying 500 per month and may be can continue at least 2-3 years to go.
My mother asking me to get a loan for it. (70%-80%).

Is it worth it?

Say your mom paid 100K in total (including lawyer fee etc).
Getting a 6K rental per year is about gross 6% return.
That should be sufficient to cover the maintenance fee and the interest paid to bank.

It's not a great investment if the value of the property does not appreciate. But if the tenant is good and does not give you trouble, it can be considered a stabil investment.
