I think you got to ensure that the owner is financially sound; how to? I am not totally sure how to do it...

I think s&p is usually drafted by the buyer's lawyer, if i am not mistaken

in my case, the agent told me the sewage smell is because the water piping was off; and the same time, the toilet ceiling is leaking, suspect it could be the water leakage from top toilet...

n yes, also, never trust the agent word by word.....
