You should check your land value as i said. No point losing so much money for selling that buyer a low price. if you urgently need to sell it, just give him some discount from the standard market value. if not, just find a good and reasonable buyer.

Did you check the value with valuer firm or bank before? If yes, just tell the seller the value you get from the firm or bank. If no, then just go do the checking lo, and tell the seller what price the valuer quote for you. The selling price should be around the price.
