How would you consider the real estate agent as providing not so good service?

I think they will be:
1. Don't reply your email or call
2. Say will call back but never call back
3. When met, they can't provide a name card (saying that they have run out of stock)

you should post the agent's name here (not sure if its allowed). I'm looking to tie up with realtors but don't wanna earn a bad rep by dealing with the wrong one.

Yeah... gotta consider karma i guess. dont want people doing the same to us huh.

Agents should help their clients with their documentation. The most important thing is understanding what is going on. So if you find a good agent. Hang on to it!

Nowadays agents do choose buyers. Motivated buyers I mean. Many unmotivated buyers / investors tend to shop or to hunt very cheap buy that does not exist, the agents never called back meaning they don't have what the buyers want (But good agent will reply to inform), or they thought they had no confidence to serve well. Or they declined to serve. Easy, just to find other agents. Or tell the property requirement that is more near to availability.

If an agent can't give name cards and saying run out of stock, he is not the agent you can rely on, get others. Name cards are very important to sales personnel.

In my opinion, a good real estate agents provide same good quality of service, even after they have collected their commission.

i realize there's few types of real estate agent

1) license under company name - not that professional since they no need go through difficult exams, there's different between negotiator or agent or sales advisor or something

2) under own name - need to attend courses from time to time, to update him/herself with the latest knowledge and market trend in order to renew the license

out of 7 agent i met, 1 of them owned the license with his own name (f0rgot which website can check name / company registered number) he shows us around on day time and ask us to come at night time to see the environment again before pay deposit, deposit can be written post-dated,price can be nego, no rush us on paying deposit, can shift in once signed SNP, show us all sorts of sample documents, told us pro and cons - example, xx machine need to change cause xx spoilt already...

others not to say 100% but all of them tell us they sell the house behalf of their best friend, their starting price also 10-40% higher than surrounding properties... they only tell the good side of the property, never tell us the problem

3) with namecards, but without company registered number...

He is a damn bad agent, taking advantage on you. If he demands unreasonable condition, get other property or simply get another agent for the same house. (Tell them the address)

can we nego with house owner?
maybe can get lower price?
will this break any rules/law?
