Hi...im new to this forum.i need some urgent opinion.Im am going to place a booking for one unit of Summit by this Sunday(12/10/09).Sub-sale unit by agent(for own stay but will consider selling it if the price able to go up),there is some point where i need some information :-

1)Why so many ppl selling their houses up there,got problems?
2)There are 4 types not including those banglo, why all price seems to be almost the same even their build up/design is different?
3)Buying this property at 480k, isit over price?
4)Actualy which type is the oldest & which type is the latest,i called up ioi property but their say not sure(does'nt seems like want to entertain those no income question)?

A)Selling price(all almost the same). rclxub.gif

1) Summit - 450 to 460k.
2) Vista - 430k.
3) The peak - 430k to 450k.
4) Grande View - 450k.

B)Design/layout - I only went into The peak/Vista/Summit and never been into Grande View. The Summit build-up seems to be abit more spacious.Thats why i choose the summit.

But feeling abit worry,as i saw many houses up here still vacant, some for sale & some just vacant but did not put up for sale.Those houses already completed for bout 5yrs, and the 1st time i go up to have a look.i thought most of the houses suppose to be occupied.I like the location as its on top the hill, but hope can have more information. sweat.gif

Those houses there were bought mainly for investment purposes.

i feel the place is actually quite good for own stay...why still so many empty....wasted...

just bought it around middle of June 2009 direct from developer IOI Properties for RM429,800, then I think last month IOI Properties increase The Peak price to RM450,000.

Also wondering why wanna sell since just bought the house abt 4 months ago. mind sharing?

Actually quite like the property there but worry abt the morning & evening traffic condition there.

i dont really worry about the traffic because now its still alot of construction & chap chap ppl such as broker go in and out...once stable...fully occupied by real owner...should be nice living environment.And i do take in consideration that we must actually separate Puteri 11&12 is actually side and dont mix it together as they have thier own way to go up/down at the Puteri Bayu side.Hopefully like that...

wow...they increase the price so much?the left over is all facing T-junction...also increase meh...sigh...

u really got it at a good price...gambateh!thats why ppl say...act fast get better stuff...2 months and i need pay so uch diff!

If you are interested to know more, pm me, Mine is fully renovated. The price will not be at the level you are buying for the basic unit.

Yes, it is indeed a good place for own stay. For every housing area, especially the newer ones, it will take quite some time for the owners to move in all. Some bought it for investment, some are for own stay. Give it some more time, it will be fully occupied.
