You can ask the local bank about their valuation on your property.

Visit or call up any bank and provide them with your full address, land size and renovation if any. They will check and get back to you with your property value.
Different bank has different value. Check with other banks as well. |

property valuation is just a waste of money, the valuer will follow the past trasactions value and average it, then look at other facilities around your area to estimate the price
just find in the classified section of newspaper to know the property pricing around your area and just follow the price, you might want to put a higher price cause the buyer will ask for discount good luck |

QUOTE(blasto @ Oct 12 2009, 05:54 PM) guys thx reply.. Check value no need 1-2 week la, i can get the value within an hours in some case. It's depend on the banker want to help you check or not only and they also just call to valuer firm and ask only.this is what i being thru, i put up a For Rent/Sale tag. many "real" estate agents called, some say this value some say that value. also say they are handing that area lah, & sold a few units before at rm450k lah. & ask (gila pursude me) to sign agent agrement for their 2.75% commision aft sold. (i dunno lah what up with them maybe their style or $$ is coming in ka) this agent, told me if no extension & no kaw2 renovation it' worth only rm350k. kepp pushing down price but no see house yet. & always mention sold before lah. Today i ask my friend call him, say Mr.Blalala intro wan, the agent say got bla bla. BUT loan is RM 350k / Cash RM 150k & nego & owner went overseas After 5mint my friend talk, the agent called me. Pushing me selling it RM 350k .. He say got a very interested buyer, if you miss this boat he is going overseas.. After 1hour plus, he called again, say macam2 .. today my cell whole day ring. (tomm im gonna ask my another friend call him see what he say) *is this how the "real" estate agent make money ka ? if yes i also wan to be lah. then i went bank (aifin bank) the fella is so helpful (i was surprise lah) 1st time selling house ma. he say will take about 1-2weeks to e-valuate & come back with an amount bank willing to load. (say 400k) but also must aggrement with him getting 2% after sold commision. If say bank estimate value is 400k, is this means the property is value at 400k not any lower or higher ? i can only sell 400k ka? or that's the amount bank willing to loan, any extra the buyer have to pay cash ka ? why there is a commision diffrance ? althought the 1st fella say he is lisence also? For the value you get from bank, is only the price or amount of loan you can get. You can sell the property at any price you like. But of cause, if you selling the property above the value from bank, the buyer will have to pay the extra by cash. |
