for instance, landlords are powerless against tenants that dont pay rent, are abusive, or just plain unreasonable, not willing to talk and all...

how do we counter that? do we let them go and terrorise other landlords? justice takes too long IMHO, especially if what they do sometimes are not illegal but are just not right and plain wrong.

how about name and shame?

see, the thing is, they took advantage of the situation where the previous owner have left the country. now it becomes a he says she says moment. but whatever it is, thats between them. even if they want deposit back if the previous owner didn't give them, i cant give 'cos thats not the deal.

the deal was they rented the room for one year. until september 30th. after which, since they do not have any agreement, they should just fark off. but i dont like to to do that to ppl, especially after she called and asked to say for a few days. i said fine, but since im stalling for people who'd like to rent the room, she should pay pro rata la. "ill consider it" is the answer.

that does not fly with me. im the owner, youre the renter. i dont mind a little give and take, but once your rights oversteps mine, i choose me.

and the fact that you say one thing today and a different thing the next, makes it problematic. and do you think these type of people would consent for an agreement even if i shove it in their faces? if i ask for a copy of their I/C?

so yeah, its not illegal, but its NOT RIGHT.

Added on October 6, 2009, 5:38 pmone more thing, the other tenant from the previous owner agreed to pay me pro rata as well, and i did not have any problem with them. i have to be fair to both, i cant say "oh sorry, shes only overstaying for 4 days so she doesn't have to pay, but since you guys staying for 15 days you have to." that's not right nor fair to everyone.

its not my assets, but theirs - but thats also the reason i charge pro rata to them. They are using the utilities AND stayed for free for four days.

yup, for them to just skip payment and deny everything, ITS NOT ILLEGAL BUT ITS NOT RIGHT.

checked the electricity bills, luckily its only overdue about RM100. water bill isnt here yet though. hopefully its not too much.

Ya. I can understand those feelings of you don't have the black and white but what they did is not right!

Your case seems to be the tenants don't have tenants agreement with the previous owner. After the previous owner left and left a lot of questions blank before he left, you are really in a he says she says situation.

But the way she took away your assets like electricity staff is definitely a THEFT and DAY LIGHT ROBBERY. Make a police report of ROBBERY.

yeah, i can only seek redress in the court of popular opinion.

sorry to hear what happened, normally i go with a video camera or a camera when i confront these people so there is some sort of documentation in case of criminal acts (physical abuse, fight, threats) and not to confront them alone or at night.

Yes. It is just 4 days and Rm100 left for u to clear and sad about.

But u learned your lesson.. My parents and family members experiences even worse when they rent out their units to others..

Those accrued bills come up to rm2k++ for just an apartment (apartment has higher rate of water bills) and the tenants didn't pay rental for more than 2 months and continue to stay there even we asked and argued and begged them to leave. One of them even run and sit at balcony and threaten to suicide when we pushed them to leave.

They only moved when we cut off their water and electricity..

another tip: if you lock them in its kidnapping, if you lock them out its your property so its ok. just escort them when they inspect their properties as they leave.
