what is MBR?

landlords would have received 3 x monthly rental for advance before the tenants moved in, two months rental and one month deposit. The deposit is meant for those run down which caused by the tenants.

But when you take over the house that time, did the previous owner pass / mentioned about it? I guess u took over the house with a fair prices including those things which were left to you, right?

as if those people were so rude, have you checked on the electricity and water bills? they might not pay those bills and you left with huge amount of debt to clear.

Ya. I can understand those feelings of you don't have the black and white but what they did is not right!

Your case seems to be the tenants don't have tenants agreement with the previous owner. After the previous owner left and left a lot of questions blank before he left, you are really in a he says she says situation.

But the way she took away your assets like electricity staff is definitely a THEFT and DAY LIGHT ROBBERY. Make a police report of ROBBERY.

yup, for them to just skip payment and deny everything, ITS NOT ILLEGAL BUT ITS NOT RIGHT.

checked the electricity bills, luckily its only overdue about RM100. water bill isnt here yet though. hopefully its not too much.

As if those assets belongs to them, u can't say anything when they moved it. Sry for my misunderstood that those things belong to you.

Yes. It is just 4 days and Rm100 left for u to clear and sad about.

But u learned your lesson.. My parents and family members experiences even worse when they rent out their units to others..

Those accrued bills come up to rm2k++ for just an apartment (apartment has higher rate of water bills) and the tenants didn't pay rental for more than 2 months and continue to stay there even we asked and argued and begged them to leave. One of them even run and sit at balcony and threaten to suicide when we pushed them to leave.

They only moved when we cut off their water and electricity..

i guess we shall a thread on HOW TO AVOID / CONFRONT WITH BAD TENANTS..

luckily my tenants ( a gang of youngsters / students) are so far so good.. rental are mostly on time and they will call up if they bank in late.. bills are still under manage
