Is it a blue chip stock? Is the company facing any problems? Thanks.

no idea why that's happened. personally i feel it's a good company with a creative marketing team able to boost sales in a period of slump. it's held out well when companies like Ireka and Sunrise crumbled over the past year. it doesn't have a big land bank like Island & Peninsula /IJM, but it works wonders over its existing landbank.

company.. shouldn't be facing any problems in the pipeline. laugh.gif nod.gif

SP Setia on track for RM2b sales target

SP Setia Bhd is on target to meet its sales target of RM2 billion for its fiscal year ending October, the company said in a media statement today.

Meanwhile, speaking to reporters in Kuala Lumpur today, chief executive officer Liew Kee Sin said the company is planning a real estate project with a gross development value of RM1.4 billion in Melbourne, Australia. - Bloomberg

EPF and PNB are increasing their stakes in SPSetia over the months. The share price is also inching up steadily. Will this be the vehicle used for the coming GE? Possible for it to achieve previous high of around RM 9?

SP setia already broke the historical high of 6.18 and now go up up to infinity. So now we need to use FIBONACI to track the resistance

0521 GMT [Dow Jones] STOCK CALL: OSK Research raises SP Setia's (8664.KU) target to MYR7.23 from MYR6.58, pegged to a higher P/NTA multiple of 3.1X, which was its peak valuation in 2007. It keeps a Buy call. The house says, banks have been eager to fund and fuel the property boom by encouraging society and the financial system to leverage further and switch from traditional financing to more speculative financing. "This has in turn created a sense of euphoria, which is fuelling the country's biggest residential real estate boom since the Asian Financial Crisis." The house adds, the stock's current foreign share holding is 25%, which is significantly below more than 40% during the 2007 boom. RHB raises SP Setia's fair value
SP Setia Bhd, a Malaysian property developer, climbed to a record after RHB Research Institute Sdn Bhd raised the stock’s fair value to reflect a higher market value for its development landbank.

The fair value for SP Setia was increased to RM6.95 from RM6.50, RHB said in a report today.

I follow spsetia rm3 ++ till now rm 6++ i dun have budget.. can hiked up till rm 7-8 no time.. they project a lot.. setia tropika project finished liau!

i bought it earlier when price around 3+, then let go when it touch rm4. bought back at 4+ (dont remember), but in and out sev times.
chasing higher and higher.
at the end, i got out, and buy the WB instead. Handsome return.
its WB may run few more cents today/ next week, then major pull back i hope
wont think it will drop to <rm6
if yes, either bcoz of bad news (similar to mudakaya/ faber) or whole market going for double dip

if you read all the research reports beginning for this year, almost all house include SPsetia in their recommended stock

drsaleh i followed from 3+.. crisis will drop till 5.. as i see they a lot project.. so hit 8-9 sure no problem.. as 1650+ points is next high target i looking at.. keep it up.. for info.. keep looking at parkson & BIMB.. resilient

Been following SP Setia quite closely. My takes are:
1. Consulted an industry expert which says they know what the market wants and caters for that demand.
2. They have strong growth prospects and plan to have record revenues in 2011.
3. Strong past performance, Setia Eco Park was over-subscribed.
4. Looks in pole position to get the RM10b development project under the Economic Transformation Program in Sungai Buloh.
5. Risks - is there still strong demand for property in the Malaysia after 2010 ?

they demand is plenty.. worried makan $ only.. they will still on demand but it will slightly decrease next year.. early half years becareful..

Rebounding is a matter of time, but do exercise cautious as the KLCI index is indeed in a very high position. No one knows what is the right price to go in as the market reacts base on news that related to the stock. As for SP Setia, project contracts are those that will really drives up it shares.

Foreign fund is also another factor that is important in the direction of the market. When more foreign funds is being poured in, stocks will go up (prior to 1997 crisis), and when foreign funds is being pulled back, the stocks will plunge due to supply of shares more than demand where people will do a lot of panic selling, trying to hold on to cold hard cash when the market is uncertain.

If you'd ask me, what is the right price to enter, honestly I do not know. But do ask yourself, you plan to make quick bucks (as a contra player), looking for capital appreciation over a period of time or going in for dividend play (long term)? Rule of thumb, always invest within your mean, and do not rush in buying stocks as the timing is very important.

Just wondering, why would a bonus issue and private placement drag the share price down? Is that because private placement is normally done at certain discount of the market price?

For SP Setia, what will happen to the -WB after the bonus issue of the mother shares? Does the WB get the bonus issues as well?

A bonus issue will increase the supply of shares. More supply, lower prices. Hope that clears the air. smile.gif

I thought bonus issue is akin to dividends. Before and after the bonus issue, the total investment and return should stay the same (theoretically).

Say a stock trades at RM1.20 and it pays out RM0.20 as dividend. On Ex-date, the share price should adjust to RM1.00.

Yes, that is why I am wondering, why the price drop of SP Setia today? It puzzled me.

Do you have the link of the research houses downgrading SP? What I am reading is still a TP of RM 7.50 to RM 8.00 for it.

imho, it is because the bonus issue is as a result of private placement, meaning it will dilute the EPS of the current shareholders.

From the way you ask, I believed you do not know much about warrant or to be precise with the characteristic of the warrant you are holding. Your SP Setia- WB warrant main terms are exercise price of RM4.48; exercise ratio of 1-for-1 and the expiry date at Jan 2013.

With the private placement and issuance of bonus share, it would mean that the share capital of SP Setia increased hence diluting the current earning of the current shareholders. This will lead to the share price drop in Sp Setia due to the dilution of EPS (Earnings per share). And since your SP Setia WB warrant related directly to SP Setia mother share, don't you think the news of SP Setia will have a direct effect on the warrant?

Warrant price are determined closely by the price of the mother share and the expiration of the warrant, although there are many other factors that are factor in the price (rho, teta and etc etc). Maybe you wan to google more about warrant or search the forum to have a better understanding of it.

Yes both bonus issue and private placement will dilute the EPS. But the difference is that the former doesn't dilute the % of existing shareholdings. Your cut on the earnings remains the same. The price (if it's pure bonus exercise) should only be adjusted on ex-date. That's what I wanted to say.

If I'm not mistaken the warrant terms will be revised accordingly on bonus issue. If not the warrants will be forever out of money, right?

Theoretically, should be adjusted to the ex date, but as we know, market is always unpredictable. rclxub.gif rclxub.gif .

People just follow the majority, that's why the big sharks is always the winner in the market.

As for the warrant, I'm not sure whether will it be revised accordingly. And I agree with you that if they don't it will always be out of money. That's the risk of holding warrants. Maybe someone can enlighten us on this warrant issue.

Seems like we do not have an answer on what will happen to the warrant after the issuance of the bonus shares for the mother share.

Will the exercise price be adjusted lower accordingly?

I think I was wrong. If bonus issue is similar to cash dividends, the warrant terms won't change. Is it only share split will get the exercise price revised? I remember seeing an announcement pertaining to this recently. I can't recall which stock already. I think we need to find a warrant which had similar corporate exercise to confirm.

the most important for me.. don't trust for the indicator.. especially William% or RSI ..

i tell you , every professional indicator is a wrong signal for us to go to the market

i loss over 90K in the stock market...

now only i understanding we need to follow with the market trend

now is going too high bursa now today

but my opinion ..if you want to make fast money..

trade FKLI or FCPO..

the faster way to make money.. i make about 500-2k per day with 1 lot for trade CPO

News Flash:

SP Setia Bhd, a Malaysian property developer, rose the most in a week in Kuala Lumpur trading after AmResearch Sdn Bhd raised its fair value for the stock to RM7.10.

Its shares gained 3 per cent to RM6.60 at 9:10 a.m. local time, set for their biggest increase since Jan. 13. -- Bloomberg

Anyone know why SPSETIA up but SPSETIA-WB drop? Not a good news?


KUALA LUMPUR: OSK Research said consistent with the general weakness in the stock market of late, SP Setia has been under heavy selling pressure, having fallen 10.7% from the peak of RM6.93 in two weeks.

The research house said on Thursday, Jan 27 as a result, SPSETIA-WB is now trading at a discount of 14 sen relative to its mother share, SP Setia.

“Hence, we believe there could be an arbitrage opportunity for the current shareholders of SP Setia. As an illustration, assuming that an existing shareholder now takes profit on the shares of SP Setia at a price of RM6.26, buys SPSETIA-WB at RM1.64 and then exercises the warrants at a conversion price of RM4.48, he/she will pocket a gross 14 sen, or 2.3% arbitrage gain.

“That notwithstanding, we maintain our BUY call on SP Setia with a price target of RM7.23 (cum), based on 3.1x CY11 P/NTA, the peak valuation it achieved in 2007,” it said.

Hi, I'm new to this forum. Just an opinion, based on my observation for short-term Warrant and MotherS not necessarily goes to the same direction. Mom may come up and son may down. There is few causes to this act which I think based on TA, Sentiment and News also FA.

Ok, as discuss above.. just for information Setia-WB will definitely got an adjustment. Just like Setia-CD ( UNIT X 1.5 ). For the exercise price will also adjusted from 4.48 to something which I think should be 4.48/1.5. Based on the strong order and FA of Setia.. It won't be so crucial to come out from the market unless your trading plan is saying so.

Sorry, what do you mean by immediately exercise it to the mothershare? Can it be done?

Yeah, huge difference. On the other hand, it's the sector top pick by OSK and CIMB. rclxms.gif
Another good example is Tchong. While OSK, CIMB, RHB rated it as sector top pick, Maybank asked you to sell it and buy proton and MBMR (support national car?!). Judge your own. laugh.gif

Remarks : "Bursa Malaysia Securities Bhd would like to clarify that on the basis of settlement taking place on 22 April 2011 with bonus issue of SPSETIA-WB shares each, any shareholder who is entitled to receive SPSETIA-WB bonus issue shares, may sell any or all of his SPSETIA-WB shares arising from the bonus issue beginning the Ex-Date (19 April 2011).
For example, if Mr X purchases 200 SPSETIA-WB shares on cum basis on 18 April 2011, Mr X should receive 200 shares on 21 April 2011. As a result of the bonus issue, a total of 300 SPSETIA-WB shares will be credited into Mr X's CDS account on the night of 21 April 2011 being the Book Closing Date. Therefore, Mr X can sell the bonus issue shares of 300 on or after the Ex-Date ie from 19 April 2011 onwards."

Pursuant to the provisions of the Deed Poll, the Bonus Issue will give rise to the Adjustments.

Based on the number of outstanding Warrants as at 6 April 2011, up to 78,315,448 additional new Warrants pursuant to the Adjustments (“Consequential Warrant(s)”) will be allotted and issued on 21 April 2011 on the basis of one (1) Consequential Warrant for every two (2) existing Warrants held by the entitled Warrant holders of S P Setia, whose names appear in the Record of Depositors for Warrant holders of S P Setia at 5.00 p.m. on the Entitlement Date. Any adjustments arising from the allotment of Consequential Warrants to each Warrant holder of S P Setia will be rounded down to the nearest one (1) whole Warrant, pursuant to the provisions of the Deed Poll.

The Adjustments will take effect on 22 April 2011, being the next market day immediately following the Entitlement Date in accordance with the provisions of the Deed Poll (“Effective Date”).

The listing of and quotation for the Consequential Warrants to be issued on the Main Market of Bursa Malaysia Securities Berhad will be on 22 April 2011.

The notice to the entitled Warrant holders of S P Setia setting out the Adjustments will be despatched to the entitled Warrant holders of S P Setia within twenty one (21) days from the Effective Date.

It simply means that you will be entitled bonus issue for ur your current holding warrant.
Based on bonus ratio=> 1:2,
Will you get an additional of 20 lots of warrants as bonus issue.
The Ex-date is 19 April 2011.
Hence, u can sell these additional 20 lots on 19th of April 2011.

I think we all aware the property industry is not as sexy as last two years. With rate hike and inflation flaming high, how well the industry will work? SPSetia is the leader and achieve a high valuation as compared to others. it is natural to see price adjust with rerate of property industry.

will this be the time to accumulate? behind the big player who own SPSetia, those looking for mid to long term, I believe is time to keep her in the monitor list. just my two cents

It depends whether we consider the property industry is still attractive enough to buy or we have to change into other industry?

If property industry affected, would it affect the other industry as well such as banking industry?

Could we take the big 2 companies from properties industry or better big 5 companies from the same industry to make a decision?

I guess it is a lot of work to be done, while we all just collecting information.

SP Setia abandons China property venture

SP Setia Bhd, a Malaysian real estate developer, scrapped a joint venture with Hangzhou Ju Shen Construction Engineering Ltd to develop a mixed property project in China because terms of the agreement weren’t met.

Added on December 13, 2011, 11:23 amEm, so silent for SP Setia..... the price still moving in the range of 3.8 to 3.9. It never break 3.90 because that is still the price offered by PNB to take over.

For the last week report, SP Setia still having the good sales performance and profit. Also, the sales forecast is 4 billions for 2012 and the land bank that they having will make them busy for the next 10 years and the land value will be appreciated over the time.

Their future project will be Semenyih Eco City, that is going to be another booming.

For me, SP Setia's share price will go up because RM3.90 offer price is really under value. PNB will be no choice to raise the price in order to hold Mr.Liew and his management team. Or, Liew found another buyer for higher price where i think he is still doing right now.

Liew still very active to grow SP Setia as we can see the activities in Singapore, Australia and Vietnam. Also, they are seeking opportunity in London too.


I think it is psychology where ppl still waiting for clearer picture. But by the time the thing is clear, it will be too late as the price will be pushed up. SP Setia is a steady stock (because of steady management team rclxms.gif ), the price don't fluctuate much and grow very steady.

I quite like property investment as the risk is lower but need huge up-front money. So, buying a good property stock could be another alternative where i still can have liquidity instead of buying physical property.

Seemed like SP is taking more risk by buying pricy properties for redevelopment. Latest was the British embassy land which was bought on the high side. This company under controlled by GLC is behaving like MRCB and UEM. That's negative for me.

SP Setia sales up 30% to RM1.2bil in Q1 ended Jan 31, 2013

SP Setia Bhd recorded a 30.33% increase in sales to reach RM1.216bil for its first quarter ended Jan 31, 2013 from a year ago.

It said on Thursday the RM1.21bil accounts for 22.11% of its FY13 sales target of RM5.5bil.

It also said the Battersea Power station project in the UK had achieved a 95% take-up rate.

SP Setia expected the growth momentum from its 51 acres of land in Bangsar, 3.1 acres along Jalan Ampang where the Britsh High Commission is located, and 194.5 acres in Templer Park.

It has also completed the acquisition of 1,010 acres in Berarang, Ulu Langat.

SP Setia H1 earnings up 13.4% to RM188.6m

SP Setia Bhd's earnings rose 13.4% to RM188.68mil in the first half ended April 30, 2013 from RM166.38mil a year ago.

It said on Thursday its revenue rose 26.1% to RM1.398bil from RM1.108bil. Its profit before tax rose 7.7% to RM246.30mil from RM228.61mil a year ago.

In the second quarter ended April 30, its earnings rose 3.6% to RM95.77mil from RM92.38mil. Revenue increased by 15.2% to RM711.30mil from RM617.20mil.

Earnings per share were 4.02 sen compared with 4.85 sen. It proposed an interim dividend of four sen a share, comprising of 1.6 sen a share less income tax of 25% and 2.4 sen a share (single tier dividend).

SP Setia achieved total sales of RM4.37bil in the first seven months of its financial year ending Oct 31, 2013. This was a 104% increase compared to the same period of the previous financial year.

Aberdeen now SP Setia substantial shareholder

Aberdeen Asset Management PLC has emerged as a substantial shareholder in SP Setia Bhd with a 5.01% stake.

A filing with Bursa Malaysia showed Aberdeen had on Aug 12 acquired 383,600 SP Setia shares.

Aberdeen now holds 123 million shares in the company.

Mitsubishi UFJ Financial Group Inc’s unit, Mitsubishi UFJ Trust and Banking Corporation holds more than 15% stake in Aberdeen.

SP Setia records RM6.27b sales, exceeds target of RM5.5b

SP Setia recorded total sales of RM6.27b in the 10 months for its financial year ending Oct 31, 2013, which exceeded its target of RM5.5bil, as its international property sales gathered momentum.

It said on Wednesday the record-breaking sales this year reflected the property gropup’s success in both Malaysian and international markets.

“As at Aug 31, total international sales amounted to RM2.533bil of which RM1.247bil was contributed by the group’s 40% share of the sales achieved by the Battersea Power Station joint-venture project in Central London,” it said.

SP Setia said two other overseas projects – Fulton Lane in Melbourne and Eco Sanctuary in Singapore – contributed significantly to sales numbers.

It added Fulton Lane recorded RM409mil in sales during the year and Eco Sanctuary RM877mil.

SP Setia Bhd’s earnings were marginally higher at RM101.88mil in the third quarter ended July 31, 2013 from RM100.40mil a year ago. Its revenue rose 16.4% to RM761.50mil from RM654.19mil. Earnings per share were 4.14 sen compared with 5.21 sen.

For the first nine months, its earnings rose 8.9% to RM290.56mil from RM266.79mil a year ago. Its revenue rose at a stronger pace of 22.5% to RM2.16bil from RM1.76bil a year ago.

Elaborating on the overseas projects, SP Setia president & CEO Tan Sri Liew Kee Sin said SP Setia’s foray into the Australian market has borne well for the group.

“Fulton Lane’s success spurred us to look for a second venture in Melbourne and we recently previewed Parque Melbourne to overwhelming response,” he said.

As for Eco Sanctuary in Singapore, launched at the start of the year, saw most of units sold to Singaporean purchasers.

Liew said whilst the group is expanding overseas, its strong Malaysian base remained the main contributor to earnings.

Sales from the group’s Malaysian projects totalled RM3.737bil as at Aug 31, 2013 compared with RM3.55bil for the full FY2012.

Malaysian group secures RM4b facility for Battersea project

S P Setia Berhad, Sime Darby Berhad and the Employees Provident Fund have secured a £790.2mil (RM4.08bil) facility for the massive Battersea Power Station (BPS) redevelopment in the UK.

The development and land refinancing facility was granted by a syndicate of five banks. They comprise of CIMB Bank Bhd, Oversea-Chinese Banking Corporation Ltd, Standard Chartered Bank, Maybank International and HSBC Bank.

According to an invitation letter on Thursday, the official signing ceremony for the refinancing facility will be held on Monday in Kuala Lumpur.

The consortium, comprising of SP Setia, Sime Darby and the EPF, will undertake a massive redevelopment of BPS.

An earlier report in July said the BPS project will be developed in eight phases, with the first phase comprising a block of 866 apartments that will be completed by 2015. So far, 97% of the apartments have been sold.

The Malaysian consortium that is undertaking this mammoth development, which has a gross development value of £8bil (RM38bil).

KUALA LUMPUR: SP Setia Bhd today announced that it is suing its former president and chief executive officer Khor Chap Jen and others for breach of duties in land dealings in Sabah.

Its former deputy president and chief operating officer Datuk Wong Tuck Wai and executive vice president Datuk Kow Choong Ming are also named in the suit, which lists 11 defendants, filed in Shah Alam High Court today.





Khor was CEO of SP Setia between 2016 and 2021.

Wong is currently CEO of IJM Land Bhd.




SP Setia in its filing with Bursa Malaysia Securities said it is claiming breaches of duties by the former director and senior management of the company and its subsidiaries in relation to the acquisition of six plots of land located at

Jalan Lintas, Kota Kinabalu, and the sale of units under its Aeropod project (Phase 3A).



It said it also brought the action for breaches of duties by its former senior management, dishonest assistance, conspiracy, deceit, and the breaches of Supplemental Agreement dated March 11, 2021 (which varied the terms of the Master Sale and Purchase Agreement dated July 10, 2017) by the other defendants which include


Pristigo Properties Sdn Bhd.


Among others SP Setia is seeking a declaration that Aeropod Sdn Bhd is entitled to the ring-fenced money of RM60.7 million which was retained by Aeropod as security towards the performance of Pristigo Properties' obligations under the Supplemental Agreement dated March 11, 2021.



It is also seeking another RM37.6 million compensation after the deduction of the ring-fenced money; and late payment interest of RM5.2 million, with further interest until final settlement by the court.



SP Setia's share price closed 2.4 per cent higher at RM1.27 a share, giving it a market capitalisation of RM6.17 billion.
