i have been offered by a friend to buy a 2nd terrace house(1 storey) for about rm65,000. The house is approximately 10 years already and it is in a good location for rental purpose (market price for house rental around the area is rm300).

so, my intention here is to buy the house by loan and rent it to pay back the loan.. so will it be a good investment or it'll be just a waste of time?

the house is still in good condition, maybe just need around 1-2k for repairing purpose.

what type of loan should i get, what minimum down-payment needed ?

off course investment is good. go for it if you can afford.

First educate yourself first before doing any investing.

1. you've given all the necessary figures in your post, if you can't tell whether the figures are good or bad, then you're not ready.
2. one question that you should ponder on, if it's a good deal, why would your friend offer to sell?
