Hi, I'm looking for commercial properties in Petaling Jaya. Most probaby an office unit because retail and shops are out of my budget.

Considering existing properties (like Kelana offices, Amcorp, etc.)
Will also consider new launches or under construction.
Here are some projects I've come across. PJ5 Soho, 8trium, Oasis, Tropicana,..

Could you let me know of other projects? Want to take this long weekend holiday to visit as many sales offices as possible.

Why dont consider a virtual office in Amcorp Mall? It's only Rm300/month. It's very good for start up business

PJ8 for new launches

Today I found PJ8 and V-square. Tomorrow going to survey mutiara damansara area.

PJ area has been mushroomed with new office building these 2 years. For newly completed or under construction office suites, you may take a look at PJX, PJ8, Sunway PJ @51A, PJ Trade Centre, VSquare and 8trium, just to name a few. Prices should be around RM400-500 psf. Good luck!

For offices & you don't mind leasehold, try Amcorp Mall. Rental returns used to be 10%, now I think it is down to 8% due to new PJ launches. Nevertheless, Amcorp mall & PJ8 are still the only ones with an LRT nearby at the moment.

What do you guys think of Oasis Ara Damansara? I'm considering buying an office unit there.

where is Onecity?

Before you decide to buy an office unit in Oasis, look at the business activities in surrounding area like Puncak Dana and NZX.

One City is located in USJ25, not that famous as it is not in the heart of USJ or Subang Jaya.

I know those shops are not many activities going on there.
However, the salesman told me that Sime Darby will keep and occupy 3 of the office blocks within the Oasis.
Told me too that they will build another tower next to Oasis to house Sime Plantation. And also build a Car showroom. And that Tesco will move to next to Oasis.

Not too sure about Oasis but NZX started out very vibrant but the hype is gone. Tenants are now moving out....

You can try sunway @ PJ51a, it is in good location, along the busy Federal Highway, developed by Sunway Group, still under construction, and will be completed end of 2010.
